INTRODUCTION:
Attached are the required documents presenting plans for adding the parking spaces necessary to
convert the second floor occupancy at 17122 Beach Blvd. which is currently business, to medical
office space. This will allow the second floor use to be more compatible with the current first floor use
which has existing medical use at this time. We believe this will have a positive impact on the local
Huntington Beach community allowing multidiscipline and complimentary medical care from one
location. This could also have a positive effect on reducing some travel on City streets relating to
necessary medical care that would otherwise require a City resident to drive to multiple locations to
receive the medical care offered at one convienent location. We are also attaching Submittal for an
Administrative Permit to allow for landscape improvements to greatly improve the Beach Blvd. view
along the City sidewalk in front of this property location. Please review the attached plans which we
hope you will find satisfactory and allow us to proceed with our proposed improvements. Please note
that the site plan shows that we are proposing to add 10 Queen Palms (if you agree) to the frontage
along Beach Blvd.
PROJECT SUMMARY
The second floor occupancy which we want change to medical office space, requires an additional 9
parking spaces. Based on our engineering review the existing site will easily allow for 7 additional
spaces. Since this modification would still indicate that the site would remain short two (2) parking
spaces we are requesting for an allowed reduction per Chapter 231.04 C. Two main planters will be
affected, the planter in the front of the building will require removing two existing mature Mexican
Fan Palms and two 36" box Queen Palms. We propose to replace them by planting nine (9) 18" box
Queen Palms along Beach Blvd. in the existing 4 feet wide planter. This will enhance the street
frontage and the entrance to the building. The second affected planter is located at the rear of the
building and will require the removal of one existing Palm tree.
