LOCATION: 205 Adams Street (South side of Adams Ave., between Pine St. and Lake St.) DATE OF ACTION: May 17, 2005 To Whom It May Concern: Your application was acted upon by the Planning Department of the City of Huntington Beach on May 17, 2005, and your request was approved. Included in this letter are the findings and conditions of approval for this application. Under the provisions of the Huntington Beach Zoning and Subdivision Ordinance, the action taken by the Planning Department is final unless an appeal is filed to the Planning Commission by you or by an interested party. Said appeal must be in writing and must set forth in detail the action and grounds by which the applicant or interested party deems himself aggrieved. Said appeal must be accompanied by a filing fee of Four Hundred Eighty Five Dollars ($485.00). The appeal shall be submitted to the Secretary of the Planning Commission within ten (10) calendar days of the date of the Planning Department's action. The last day for filing an appeal and paying the filing fee for the above noted application is May 27, 2005. Provisions of the Huntington Beach Zoning and Subdivision Ordinance are such that a Lot Line Lot Line Adjustment No. 04-07 Page 2 Adjustment becomes null and void two (2) years after the date of final approval, unless executed by recordation. It is recommended that you immediately pursue completion of the Conditions of Approval and address all requirements of the Huntington Beach Municipal Code and Subdivision and Zoning Ordinance in order to expedite the processing of your total application. FINDINGS FOR APPROVAL - LOT LINE ADJUSTMENT NO. 04-07: 1. The granting of Lot Line Adjustment No. 04-07 to consolidate two 25 ft. wide by 124.2 ft. deep parcels into one 50 ft. wide by 124.2 ft. deep parcel will not create any additional parcels or building sites. 2. The resulting parcel alignment will conform to Titles 20-24 of the Huntington Beach Zoning and Subdivision Ordinance (HBZSO) because it will comply with the requirements for minimum area, width, frontage, setbacks, and site coverage. 3. The lot line adjustment will not sever any existing structure on the resulting parcel. The proposed lot line adjustment will merge two lots into one preserving the existing single family residence on the site. Future development of the parcel will comply with Titles 21-25 of the HBZSO. 4. The lot line adjustment will not allow a greater number of dwelling units than allowed prior to the adjustment. The adjustment will result in a 50 ft. wide lot, which allows for the same number of units (two residence) prior to approval of the lot line adjustment per the RMH-A (Residential Medium High density) zone development standards. 5. A plat map showing the lot line adjustment has been prepared and approved and will be filed in accord with the provisions of Section 253.24 of the HBZSO. CONDITIONS OF APPROVAL - LOT LINE ADJUSTMENT NO. 04-07: The plat map received on May 17, 2005, shall be the approved layout. • Lot Line Adjustment No. 04-07 Page 4 INFORMATION ON SPECIFIC CODE RE UIREMENTS: 1. Lot Line Adjustment No. 04-07 shall not become effective until the ten-calendar day appeal period has elapsed. 2. Lot Line Adjustment No. 04-07 shall become null and void unless exercised within two years of the date of final approval or such extension of time as may be granted by the Director pursuant to a written request submitted to the Planning Department a minimum 30 days prior to the expiration date. 3. The lot line adjustment shall comply with all applicable provisions of the Municipal Code, Building and Safety Department, and Fire Department as well as applicable local, State and Federal Fire Codes, Ordinances, and standards, except as noted herein.
