Application : Lot Line Adjustment No. 04-07 (Cade Lot Consolidation)
Applicant: Frank Mirjahangir, 18141 Beach Blvd. Ste. 120, Huntington Beach, CA 92648
Request: To permit the merger of two 3,112.5 sq. ft. parcels into one 6,225 sq. ft. parcel to
facilitate construct of a second residential unit.
Location: 205 Adams Avenue (South side of Adams Ave. west of Lake St.)

NOTICE IS HEREBY GIVEN that the Planning Department has reviewed your entitlement application
and has determined the application to be incomplete . The following information and/or corrections are
requested in order for the Planning Department to deem your application complete and continue the
review process of your application:
Comments and/or corrections have been received by the Public Works Department . A copy of the
corrections are enclosed for your review.
Please submit the above-noted information and/or corrections as soon as possible in order for the
Planning Department to continue the review process of your request. Please note, additional comments
and concerns may be generated upon receipt of the requested information . Also, completion of the
corrections and/or the submittal of the additional information does not presume approval of the
application requested.

MINIMUM APPLICATION RE UIREMENTS
The following items are necessary to deem your application complete:
1. Revise page no. 6 of the lot line adjustment form to accurately reflect the width of the alley (7.5
ft. from alley centerline)
2. Remove the narrative from the lot line adjustment form and revise the number of pages on page
no. 4.
3. Include the lot line adjustment number on each page of the line adjustment form.
CODE RE UIREMENTS
Please note, per Section 230.84-A of the Zoning and Subdivision Ordinance, a dedication for
alley widening may be required based on the proposed project and the improvements to the site.
If determined necessary, the Public Works Department will provide additional information on
compliance with this code section.
OTHER DEPARTMENTS COMMENTS
Comments from the Public Works Department will be provided as soon as they are received by
the Planning Department.
