IPZR for Shopping Center Located at the Southeast comer of Beach Blvd. and Atlanta Ave. As a follow up to our meeting with the City Administrator and select City Council members, we would like an IPZR for Beach Promenade, the proposed project located at the southeast comer of Beach Boulevard and Atlanta Avenue. We are proposing to demolish the existing shopping center and construct 98,000 sq. ft. of general retail/restaurants, a 120 room hotel and 150-175 condominiums on the subject property (please see attached narrative). The project will require consolidation of all parcels, abandonment of the existing frontage road and the creation of a mixed-use specific plan to permit condominiums within this area of the city It is our understanding that the following applications are required for initial submittal to the City of Huntington Beach in order to start the processing of the project. We are requesting confirmation of -these applications and any additional information that will make the entitlement process as efficient as possible. - o General Plan Amendment o Zoning Text Amendment (creation of specific plan) o Environmental Impact Report o Conditional Use Permit o Tentative Tract Map o Design Review Please review the attached narrative, conceptual site plan and elevations and provide comments regarding this mixed-use ccmmercial/residential project.
