Koltavary I Civil Engineers 17802 Mitchell North Irvine, California 92614 949.752 5466 - Fax 949.752.6455 January 29, 2004 Howard Zelefsky, Planning Director City of Huntington Beach 2000 Main Street Huntington Beach, Ca 92648 Re C.U P 98-89 Jiffy Lube 9032 Adams Ave, Huntington Beach, CA Dear Mr Zelefsky We have been asked by staff to submit a ZA narrative on our C U P for staff review This submittal outlines the changes requested on our original C U P We have not made any changes to the site layout or grading plan once approved The changes that have been made were made to the massing of the building and a reduction in service bays None of the conditions of approval have been changed We continue to accept the conditions originally placed on this project and will meet those conditions Our building is now reduced in size We have reduced our basement area from a 3 bay lube to a two bay lube with only a pit area rather then a full basement The bay doors on the building have been reduced from 6 sectional doors to 4 sectional doors and the profile of the building height has been reduced We have removed the gazebo structure placed in front of the budding and replaced it with the extension of screen wall to continue to hide the visibility of the sectional doors from Adams Ave The function of the building has remained the same but the scope of operations has been reduces along with the overall impact of the building on site We would ask that new construction permits be issued under the new building plans and that we may be able to continue with the development and improvement of this now vacant pad within the existing shopping center Thank you, Sinc I , nd w Koltavary, Jiffy Lube Representative d32 1s k j 4L J! r-Y t"IEb..-1-1.15..- - - •-- / '4 LIJ = 44 r=Ii 45: UA-rs 1-._ -+-(: E-) v i -- e-u- - - -
