development standards of the Huntington Beach Zoning and Subdivision Ordinance Pursuant to the
City's Neighborhood Notification standards, you are encouraged to review the proposed plans for
compatibility issues, such as location and design as appropriate Plans are available for review and
comment at the Planning Department for ten business days from Monday May 1, 2006, through Thursday

Under the provisions of the Huntington Beach Zoning and Subdivision Ordinance, the action taken by the

period A person desiring to appeal the decision shall file a written notice of appeal to the Secretary of
the Planning Commission within ten calendar days of the date of the Planning Department's action The
notice of appeal shall include the name and address of the appellant, the decision being appealed, and the
grounds for the appeal A filing fee shall also accompany the notice of appeal The appeal fee is $409 00
for a single-family dwelling property owner appealing the decision on his/her own property The appeal
fee is $1,063 00 for all other appeals The appeal period starts at the end of the 10-day review period

On February 2, 1979, a housing inspection was conducted at 1013 Alabama
plumbing and electrical codes as well as requirements of the Huntington
Beach Ordinance Code. ,
Conversion of a garage to a dwelling unit in violation of building,
Thb inspection revealed several deficiencies' exist including the
,They were informed verbally of the corrections necessary upon the
two gentlemen who represented themselves as the owners of property.
At'the time of this inspection , the inspectors were met at the site by

Later attempts to contact these gentlemen to present a written request
--was-being expelled upon the ground as a result of inadequate plumbing.
On`May 10, 1979, in response to a complaint 'by the occupant of the garage
unit, an inspection was made by the Chief Plumbing Inspector and the
Orange County elealth Officer . The inspection revealed that raw sewage
<.•The manager of the property was contacted immediately and informed of
the problem, and a phone contact between the Health Officer and Mrs. Sally
, Hoppe was made to inform her also.
,On may 23 a follow-up letter was mailed to Mrs. Hoppe ordering correction
%q of the violations. There has been no response to the letter and correc-
tions have not been made as of this date.

of Alabama Street , approximately 100 ft. south
of Knoxville Ave.
Date of Approval : June 13, 1979
FINDINGS:
1. A hardship exists upon the subject property because the Ordinance
Code was structured to apply to lots with alley access.
2. A precedent for this exception has been established by approval
of Conditional Exception No. 78-27 upon an identically situated
property.
3. The access provided by the applicant meets the intent of the code
provision from which he seeks exception.
4. Standard findings as set out in Section 9811.1.1 of the Huntington
Beach Ordinance Code.

A. TO BE COMPLETED PRIOR TO ISSUANCE OF BUILDING PERMITS:
1. The conceptual plot plan and elevations received May 25, 1979,
shall be the approved layout, subject to the modifications
described herein:
a. Revise floor plan to provide a minimum three (3) foot
door from garage to area adjacent to entry of family room.
A plan delineating said modifications shall be submitted to
the Secretary of the Board . If such plan complies with the
modifications outlined by the Board , said plan shall be
approved and made a permanent part of the administrative
file.

relating to all Ordinance Code requirements upon submittal of your
completed structural drawings.
Please be advised that the Board of Zoning Adjustments reviews the
conceptual plan as a basic request for entitlement of the use applied
for in relation to the vicinity in which it is proposed . The con-
ceptual plan should not be construed as a precise' plan reflecting
conformance to all Ordinance Code requirements.
it is recommended that you immediately pursue completion of the
Conditions of Approval and address all requirements of the Huntington
Beach Ordinance Code in order to expedite the processing of your
total application.
I hereby certify that Conditional Exception No. 79-29 was approved
by the Board of Zoning Adjustments of the City of Huntington Beach,
California, on June 13, 1979 , upon the foregoing conditions
