The Planning Department has reviewed the conceptual colored elevations and materials board and determined that the improvements are not subject to review by the Design Review Board In reviewing the elevations, the Department determined that the improvements are minor in nature and primarily upgrade the existing facade with use of existing materials, new paint and parapet walls to screen mechanical equipment Based on this determination, the colored elevations and materials board dated received March 21, 2002 are the conceptually approved plans It is recommended that you immediately pursue completion of the conditions of approval for IPZR No. 01-03 and address all requirements of the Huntington Beach Zoning and Subdivision Ordinance in order to expedite the processing/completion of your total application The conceptual plan should not be construed as a precise plan, reflecting conformance to all Zoning and Subdivision Ordinance requirements. Dear Mr Cure* Prior to making a final determination regarding the facade improvement for the subject property, the city requests additional information. The conceptual elevations provided to the city at our meeting of February 21, 2002, fail to adequately indicate the existing conditions and proposed facade improvements A site visit demonstrated the discrepancies. Please provide revised elevations indicating existing facade improvements and all proposed modifications. The revised elevations must indicate all proposed colors and materials and all modifications to the roof, facade, windows, doors, etc on each elevation of the building The revised plans will provide the city with the necessary information to make a decision on the necessity for review by the city's Design Review Board. Preliminary indications are that the proposed modifications are minor and will not require any further review, however, the city needs accurate plans to make such a decision The requested information has been discussed with the property owner, Mr. Dominic Manna, and he concurs.
