HomeMy WebLinkAboutExtension of Time VAR2003017 - Project DescriptionG&M Oil # 124 17472 Beach Blvd Pro ect Narrative JUNc 9 2003 G&M Oil recently took over the existing Mobil service station with auto service bays located at the northeast corner of Beach and Slater G&M Oil is going to continue with the service station portion of the business, but not continue with the auto repair service portion of the business At this time, we are proposing to convert the station from a Mobil into a Chevron station The existing pole sign will be torn down and replaced with a new monument sign, per City code Finally, the lube bay doors will be sealed off, windows installed and the building will be painted to reflect Chevron's Grand Entrance colors, which are earth tone in appearance New landscaping and parking, as much as the site will allow, is being proposed at this time, as well The service station portion of the business operated seven days a week, twenty-four hours per day and G&M will continue to operate under those same hours The site will have four employees, all working different shifts. The reason this application is being processed is due to the fact that the City requires Design Review Board approval for brand (color) conversions, sign replacement and the installation of new canopy tops G&M could operate this station "as-is", but would prefer to make some aesthetic and structural improvements The property to the north is zoned commercial and consists of a Mexican restaurant located within a strip mall The property to the south is also zoned commercial and is a Walgreen's Pharmacy, which is open twenty-four hours per day, seven days per week The property to the east is zoned commercial and is a dental office, which is also located within the strip mall The property to the west is also zoned commercial and is home to several different types of businesses such as Mexican and Chinese food restaurants, an antique store, a paint store, a beauty salon, a dry cleaners, a liquor store and a City of Huntington Beach Police Department substation The existing use will not be changed and in fact, will be less intense as G&M will not operate the auto service repair portion of the business
