The current side setback (along Westboro Drive) is 10 feet from the property line and the homeowner is requesting a 1 foot variance to 9 feet, or 10%. Impact to Property: Granting this variance will improve the design and value of the property by expanding the width of the proposed patio enclosure from 6 feet to 7 feet. This will provide an additional 28 square feet of living area and will improve the usability of the room as well as the overall "look and feel". Impact to Neighbors:The proposed patio enclosure will replace an existing patio cover that projects 13 feet from the residence toward the side property line on Westboro Drive.
