The below homeowner is requesting approval for an Administrative Permit to provide a
ten percent (one foot) variance to the side setback requirement for a proposed patio
enclosure.

Project Description : Patio Enclosure, 317 square feet, attached to side and rear of
residence (see attached drawings).
Purpose: Year-round recreational use.
Variance Request: Homeowner is requesting a 10% variance to the side setback for
the proposed patio enclosure. The current side setback (along
Westboro Drive) is 10 feet from the property line and the
homeowner is requesting a 1 foot variance to 9 feet, or 10%.
Impact to Property: Granting this variance will improve the design and value of the
property by expanding the width of the proposed patio enclosure from
6 feet to 7 feet. This will provide an additional 28 square feet of living
area and will improve the usability of the room as well as the overall
"look and feel".
Impact to Neighbors:The proposed patio enclosure will replace an existing patio cover that
projects 13 feet from the residence toward the side property line on
Westboro Drive. The proposed patio enclosure will project only 7 feet
from the residence toward Westboro Drive. The height of the existing
patio cover and the proposed patio enclosure arethe sagie . 0

This letter is to notify you that (Name of Business/Applicant) is proposing

the Huntington Beach Zoning and Subdivision Ordinance, the Neighborhood Notification process is
required. You may review the proposed plans at the Planning Department, 2000 Main Street, Huntington

Planning Department at (714) 536-5271. All comments must be submitted to the Planning Department
prior to the expiration date for review of the proposal.
Under the provisions of the Huntington Beach Zoning and Subdivision Ordinance, the action taken by the
Director of Planning becomes final, unless appealed. A person desiring to appeal the decision shall file a
written notice of appeal with the Planning Department within ten calendar days of the date of the
Planning Department's action. The notice of appeal shall include the name and address of the appellant,
the decision being appealed, and the basis for the appeal. A filing fee shall also accompany the notice of
appeal. The appeal fee is $494 .00. The appeal period starts at the end of the 10-day review period.

Permit by submitting the following to the Planning Department:

List of all property owners and tenants within 300 feet of subject property

The initial review of the application requires ten-business da s and starts when the Planning
Department receives the information stated above. During the ten-business day review
period, staff will analyze, and consider any comments received. Following the ten day
review period, staff will send a Notice of Action letter approving, conditionally approving
or denying the project. The ten day appeal period begins on the date of the Notice of
Action. Once the appeal period ends, your application is final and building permits and/or
your certificate of occupancy may be issued.
