HomeMy WebLinkAboutInitial Plan; Zoning Review IPZR2007010 - Project DescriptionINITIAL PLANNING AND ZONING REVIEW NARRATIVE (12/21/07) Location: 19231 Beach Boulevard Business: "The Church in Huntington Beach" Request: To allow for Honda Motors, next door, the use of the existing parking lot along Beach Boulevard. The Church is also requesting a new 45 space parking facility accessed from Coenson Circle. Zoning and The property is zoned CG (Commercial General) and the General Plan: General Plan designation is CG-F1 Site History: The site is currently an under used parking lot for the church. Pro'ect Descri tion: The proposal is to expand the sales lot of Honda Motors to the south, on to the existing church Parking lot. Construction will be limited to the addition of new lighting, a separation wall between the Church facilities and the proposed auto sales and new landscaping around the expanded auto sales lot. In addition, a new parking facility is proposed for the Church with access via Coenson Circle. Surroundin Uses: North-Auto Sales East-Commercial/Auto Sales South- Commercial/Retail West-Residential (Medium Density) Environmental There are no significant environmental impacts associated with Status: this project. Land Use The proposed project is compatible with existing businesses in Com atibili : the area and will comply with the City's noise ordinance and the hours of operation will be consistent with other businesses within the area.
