NOTICE IS HEREBY GIVEN that the Planning Department has reviewed your application,
received and dated September 3, 2008, and has deemed the application to be incomplete. The
following information and/or corrections are requested in order for the Planning Department to
deem your application complete and continue the review process of your application:
MINIMUM APPLICATION REQUIREMENTS
The following items are necessary to deem your application complete:
1. Plans conforming to the following requirements:
a. Existing site plan.
b. Existing floor plan.
c. Dimension height of all structures form the highest adjacent to the top of slab and to the
roof peak on all elevations.
d. Existing building floor area.
e. Accurate lot sizes (before dedication and after dedication).

CODE REQUIREMENTS
A review of the site plans, floor plans, and elevations received and dated September 3, 2008,
indicate that the following items do not comply with minimum zoning code requirements:
1. Per Section 210.06 of the HBZSO, the required front yard setback is 12 ft. The setback of
the third floor deck is approximately 3 ft. Revise plans to comply with this requirement. Any
deviations from these requirements may be granted with a Variance request and if the
applicable findings for approval can be made and supported. If they cannot be made, the
request may be denied. The application fee is $3,455.
2. Per Section 210.06-M of the HBZSO, in the front and rear 25 feet of the lot, maximum
building height for all structures, including railings and architectural features, shall be 25
feet. Per Section 230.70 of the HBZSO, height is measured from the highest point of the
curb along the front property line. The height of the proposed circular staircase is higher
than 25 feet within the front the 25 feet of the lot. Revise plans to comply with this
requirement. Any deviations from these requirements may be granted with a Variance
request and if the applicable findings for approval can be made and supported. If they
cannot be made, the request may be denied. The application fee is 3,455.
3. Per Section 210.68 of the HBZSO, the projection of a covered patio into the street side yard
shall not extend more than' the width of the street side yard. The proposed covered entry
extends approximately 4 feet into the street side yard. Revise plans to comply with this
requirement. Any deviations from these requirements may be granted with a Variance
request and if the applicable findings for approval can be made and supported. If they
cannot be made, the request may be denied. The application fee is 3,455.
OTHER DEPARTMENT COMMENTS
The comments from the other City departments will be provided as they are received by the
Planning Department. Please contact the respective departments to discuss their comments.
Please submit the above-noted information and/or corrections as soon as possible in order for
the Planning Department to continue the review process of your request. Please note that
additional comments and concerns may be generated upon receipt of the requested
information. Also, completion of the corrections and/or the submittal of the additional
information does not presume approval of the application requested.
