RE: McKenna Volkswagen of Huntington Beach.
This project is a proposal for the removal of an abandoned dentist building along with existing
asphalt paving and replacing that with an expansion of the existing adjacent automobile
dealership. The extent of work will include the following
1. Raising the existing grade to match the grade of the dealership on each side and provide
a concrete paved parking area.
2. Removing the existing 8' high wrought iron fence along the common property line and
relocating a portion to enclose the expanded service parking area at the rear of the site.
3. Restriping of the dealership customer and display parking along the existing service drive
and ADA parking stalls to provided clearer access to the front of the store and allow for
access to the new parking lot
4. Additional light fixture heads will be added to the existing pole locations to provide site
illumination that does not exist at this time
5. Existing access drive from Beach Blvd. will be removed and will be replaced with a new
concrete public right of way
6. Existing landscape will be relocated into the front landscape area to complete the frontage
along Beach Blvd. and maintain a consistent landscaped setback match the lots to the
south and north
The surrounding property uses are automotive dealership uses to both the north and south. To the
east is Beach Blvd and commercial property and to the west is multi tenant residential
The project will be developed in one phase
