HomeMy WebLinkAboutAdministrative Permit CUP2008002 - Project Description0 •r.:'ty a¢ Puntinwon leach Written Narrative 18377 Beach Boulevard JAN 15 2008 A) The project is an existing 42,143 square foot office building located at 18377 Beach Blvd. near the intersection of Beach Blvd. and Ellis Ave./Main St. The site is zoned Commercial General (CG) which permits professional offices, and health uses in addition to several other compatible uses. The building has been given Certificates of Occupancy for 23,361 square feet (sf) of Professional Office and 2,184 sf of Medical Office. The 25,545 sf of currently occupied space requires a maximum of 60 of the 132 onsite parking spaces, as determined by the Parking Analysis provided by LSA, dated December 3, 2007. B) The reason for initiating this application is to provide justification for additional Medical Office usage within the current building. It was recommended to provide this justification in order to allow for any additional Medical Office use. There is no proposed increase in building square footage, only a proposed change in use. C) To the North are typical retail uses including a store and an auto repair shop. Further to the North is Power Ford of Huntington Beach. To the South are typical retail uses including "The Allen Tire Company" and "Denny's" on the corner of Main St./Ellis Ave. and Beach Blvd. To the East are a carwash and the Starlight Inn as well as mixed retail uses. Directly to the West are the Beach Point Apartments and Offices as well as additional residential uses farther to the West. D) Residents within Huntington Beach as well as visitors to the City will be served by both the Professional Office and Medical Office uses within the office building located at 18377 Beach Blvd. 14< SGi , n kftch January 15, 2008 JAN15 2000 Mr. Scott Hess Planning Director 2000 Main Street Huntington Beach, CA 92648 Subject: Application for a Conditional Use Permit for reduced parking at 18377 Beach Boulevard Dear Mr. Hess: Sapetto Group, Inc., on behalf of our client, Huntington Pacifica, LLC (the applicant) is requesting a reduction in parking requirements for General Office Use for the 42,143 square foot building located at 18377 Beach Boulevard based upon the enclosed Parking Demand Analysis, further supported by the implementation of a Transportation Demand Management Plan (also attached). The parking reduction will result in a change from the current grandfathered parking rate of 1/300 (1 space for each 300 square feet) to an approximate rate of 1/350. As detailed in the included Parking Analysis, the current parking demand for the occupied 25,545 square feet is calculated to be 1/426. The additional requested Medical Office space will provide parking at the current code rate of 1/175. The calculated rate of 1/426 could be used for the remaining square feet of General Office, resulting in the allowance for 9,700 square feet of Medical Office. However, rather than requesting the maximum available square footage, the applicant is content with 8,600 square feet of Medical Office, resulting in an overall rate of 1/350. The total square footage will result in a parking demand equal to, or less than the 132 parking spaces available onsite. Parking Demand Break Down: • The current 25,545 square feet, which includes an existing 2,184 square feet of Medical Office, currently uses 60 parking stalls. (1/350) Cumulatively, the combined uses and their parking demand add up to the current 132 parking stalls. Pursuant to Huntington Beach Municipal Code Section 231.08(A) this Conditional Use Permit application can be heard by the Zoning Administrator. The following materials are included in the application- 1. City of Huntington Beach General Application, 2. Written Narrative of Project; 3. LSA Parking Demand Analysis, 4. LSA Transportation Demand Management plan; 5. 2 Checks equaling the amount of $3,568 for processing the CUP; 6. Mailing labels as required for Public Notice; 7. Photographs of site, 8. 12 Sets of Site Plans and 1 additional reduced-size set of plans.
