REQUEST: To permit a parking reduction in parking to allow 10,934 sq. ft. of medical
office use in an existing 41, 950 sq. ft. professional office building and to
permit designated parking and parking control for the subterranean
parking area.

NOTICE IS HEREBY GIVEN that the Planning Department has reviewed your entitlement
application and Huntington Pacifica Owner's Association Meeting Minutes, received May 19,
2008, and has deemed the application complete and accepted for processing. You will be
notified when your project is scheduled for review before the Zoning Administrator.
Please note the applicant is allowed to present to the Zoning Administrator up to the pre-set
amount of time for each hearing body. If you would like more time for a detailed presentation
with PowerPoint, please contact staff prior to the meeting to make arrangements. Also, if you
have handouts or presentation materials, please make sure you have sufficient copies for all in
attendance.
If the Zoning Administrator approves your application, a check in the amount of $50 and
payable to the County of Orange must be received within three days of the approval. This
check represents the fee necessary to post a Notice of Exemption stating that the project is
exempt from the California Environmental Quality Act.

NOTICE IS HEREBY GIVEN that the Planning Department has reviewed your Administrative
Permit application, received and dated April 3, 2008, and has deemed the application to be
incomplete. The following information and/or corrections are requested in order for the
Planning Department to deem your application complete and continue the review process of
your application:
MINIMUM APPLICATION REQUIREMENTS
Staff has reviewed the submittal for designated parking and parking control for the
subterranean parking area. The following comments are provided:

1. Based on the Parking Management Plan, 50 parking spaces will be reserved only for
specific condo owners and their employees. Only 82 parking spaces will be used by the
general public.
2 The Parking Demand Analysis (dated March 10, 2008) shall be revised to include the
following-
a. The study shall reflect that 50 parking spaces are gated and reserved only for
specific condo owners and their employees and the remainder 82 parking spaces
are available to the general public
b. The study shall include the analysis if 82 parking spaces will be sufficient to
accommodate the general office and medical office uses based on their respective
sizes.
3. There was a memo written by Meghan Macias dated March 14, 2008 addressing
comment #2 above. However, the memo is not signed by Leslie Card, the registered
engineer. If the revised Parking Demand Analysis still reaches the same conclusion as
the March 14 memo, then Leslie Card will need to sign the revised Parking Demand
Analysis
Please submit the above-noted information and/or corrections as soon as possible in order for
the Planning Department to continue the review process of your request. Please note that
additional comments and concerns may be generated upon receipt of the requested
information. Also, completion of the corrections and/or the submittal of the additional
information does not presume approval of the application requested.
