NOTICE OF PUBLIC HEARING
BEFORE THE ZONING ADMINISTRATOR
You are receiving this Notice of Public Hearing because you own property, are a resident,
or conduct business within close proximity of the item checked below. The Zoning
Administrator Public Hearing is scheduled for:

submit evidence for or against the application as outlined below. A copy of the
application is on file in the Planning Department, 2000 Main Street, Huntington Beach,
California 92648, for review by the public. If you challenge the Zoning Administrator's
action in court, you may be limited to raising only those issues you or someone else
raised at the public hearing described in this notice, or in written correspondence

NOTICE IS HEREBY GIVEN that the Zoning Administrator will hear the following items:
Ga'1. CONDITIONAL USE PERMIT NO. 2008-002 HUNTINGTON PACIFICA PARKING
REDUCTION): Applicant: Jeff Packard, Sapetto Group, Inc. Request: To permit a
34-space parking reduction based on a parking demand analysis and a transportation
demand management plan. The reduction in parking is requested to permit the
conversion of 10,934 sq. ft. of general office space to medical office use within an
existing 41,950 sq. ft. office building. Location: 18377 Beach Boulevard, 92648 (west

BOTWIN RESIDENCE : Applicant: Louie Hernandez Request: CDP: To permit the
construction of an approximately 834 sq. ft. 2nd floor addition to an existing single-family
dwelling; VAR: To permit a proposed 2nd floor addition at a 7'-8" front yard setback in
lieu of a minimum 15'-0" required front yard setback. Location: 16051 Santa Barbara

NO. 2007-018 HERMAN RESIDENCE : Applicant: Greg Howell Request: CDP: To
permit the construction of an approximately 6,208 sq. ft. single-family dwellin, with a
602 sq. ft. attached garage; CUP: To permit an approximately 1,107 sq. ft. 3 floor
living area and an approximately 148 sq. ft. 3`d story deck. The request includes a
review and analysis for compliance with the Infill Lot Ordinance. The Infill Lot
Ordinance encourages adjacent property owners to review proposed development for
compatibility/ privacy issues, such as window alignments, building pad height, and floor

NOTICE IS HEREBY GIVEN that Items # 1, 2 & 3 are categorically exempt from the provisions
of the California Environmental Quality Act
NOTICE IS HEREBY GIVEN that Items # 2 & 3 are located in the appealable jurisdiction of the
Coastal Zone and includes Coastal Development Permit No. 2008-001, filed on 01/03/08, and
Coastal Development Permit No. 2007-018, filed on 11/19/07, respectively, in conjunction with
the above request. The Coastal Development Permit hearing consists of a public hearing,
Zoning Administrator discussion and action. The Zoning Administrator's action may be
appealed to the Planning Commission within 10 working days accompanied by an appeal fee
set by City Council resolution. Items #2 & 3 may be appealed to the Coastal Commission,
South Coast Area Office, 200 Oceangate, 10th Floor, Suite 1000, Long Beach, CA 90802-
4302, after exhaustion of city appeals or if Title 14, Section 13573 of the California
Administrative Code is applicable.
