• Proposed New Lot Coverage: 1736 + 337 = 2073 SF-34.5 %
We are requesting a reduction in rear yard setback primarily because we
believe the impact by an additional one foot of building would be minimal.
The existing residence Is single story as will be the addition. The current lot
coverage is 29% and we are proposing an Increase of 5.5 % of lot coverage
for a total of 34,5 %. We also believe we are justified In making this request
because of the location of the residence on the lot. For a small lot, the front
setback is very generous which certainly adds to the general appearance of
the neighbor hood from the street. However, this location also limits the area
available for expansion. The current habitable area of the residence minus the
garage which is about 400 SF, is less than 1300 SF. This growing family needs
more space and the moderately sized family room addition we believe is
appropriate in context and scale.
