This letter. is a.narrative explanation of the proposed-Lot Line Adjustment for the
above CVS and commercial center in Huntington Beach, California.
The existing property is comprised of Parcels 1, 2, 3 and 4 of a Parcel Map filed in
Book 107, Page 39 of Parcel Maps, records of Orange County,.California and-consists
of approximately 3 acres. The existing uses for the 4 above parcels is as follows:
Parcel 1- contains.existing.commercialshops, Parcel 2_contains a vacant lot (to he
paved for a proposed parking area), Parcel 3 contains an existing restaurant (to be
rcmo,ved-for the proposed CVS Pharmacy), and-Parcel-4 contains the Max Sports,
Bard and Gr-i1 e.
The purpose of the Lot Lme Adjustment is-1) To eliminate-the parcel line-between
Parcels 1 and 2 to include the proposed parking area into the commercial shops parcel
2) To expand the street frontage ofexisting Parcel- Ito comply with the city
requirement-for aminimum.of 100' of street frontage on Beach Boulevard and 3) The
proposed Lot Line Adjustment will combine the 4 existing parcels into 3 Parcels.
