Subject: Waiver of Development Standards for Backyard Gazebo Installation V. :" .' .
This narrative is attached to the request letter, site map and as-built dimensions-fer a'gazebo that
was part of larger landscape renovation in my backyard.
After a 36 year residency in our Huntington Beach home, we decided to renovate our
yard.... starting in the back. We hired a landscape architect who provided a plan that included a gazebo,
new patios, a pond w/a stream and small waterfalls, etc. Hiring a licensed contractor to implement the plan
followed this step. The original plan called for a "9 foot" gazebo. The gazebo placement error occurred
when, prior to starting the job, we (the owners) increased the size of the gazebo to "10 feet". The contractor
left the location unchanged, resulting in a 6" nonconformance to the City standard.
Since the work is already completed, considerable hardship would result from demolition and
relocation. The pad envelope matches the gazebo and is not big enough to simply "move" the structure.
Demolition would require disassembly of the gazebo (over 35 sizable bolted and screwed together pieces),
removal and repouring of the concrete pad and footing (containing rebar on 16" centers), redesign of a
portion of the new sprinkler system, removal of portions of the newly sodded lawn, etc
It is our opinion that, from an esthetic point of view, the relocation would not be apparent to a
close observer or the adjacent property owners. I have stopped any further work on this project until this
matter is resolved. The remaining work entails putting the completed pond into operation, with plants and
KOI and procuring and planting the landscape plants.
