Grace Lutheran Church located at 6931 Edinger Avenue is in the process of developing a
strategic plan for the long term development of its property at this location. In light of their
ongoing planning it is their desire to meet with the Community Development Department. The
objective of this meeting is to confirm their understanding of the current zoning restrictions,
process for requesting development approvals and to engage in a dialogue with the various
agencies which will have an effect on future developments on the site.
We understand that a meeting time has been set for Ma 11th at 10:00 to 11:00 AM. Dan
McAllister and another representative from the church will be present.
As an introduction to the development plans at this time ich are subject to change, Grace
Lutheran Church envisions a phased project that include two stor 35 000 s.f. Worshi center
with a Sanctuar seating a rox. 1200 eo le. T mplement the sanctuary arking structure
with a maximum of 3 levels for 450 cars, an Eduon Fellowshi / G mn ium ui ding two to
three stories high of a rox. 35 000 s.f on evel of arkin ther Education
and e a with 3 stories is also considered. The
education buildings would be a maximum of 50' high from grade within the 50' height limit area
and the parking garage would be a maximum of 18' high within the 45' edge adjacent to
residential properties. The total facility area is envisioned as approximately 105,000 sf and the
p arking area is 135,000 sf. The open plaza level above the parking is appro imately 45,000 sf.
As we evaluate the FAR limits associated with this zoning we believe the.. is referring to
area under roof and may possibly include the parking structure.

site. Enclosed are a vicinity map, Site Plan of existing conditions, a plan showing our
understanding of the Zoning constraints, Plans of the site, lower parking, plaza level parking and
upper parking.
