LOCATION: 17003 Edgewater Lane (South side of Edgewater east of Waverly Lane) PROJECT PLANNER: Rami Talleh Dear Mr. and Mrs. Suddarth: Your application was acted upon by the City of Huntington Beach Department of Planning on July 2, 2002, and your request was Conditionall A roved. Attached to this letter are the findings and condi- tions of approval. Please be advised that the Department of Planning reviews the conceptual plan as a basic request for enti- tlement of the use applied for and there may be additional requirements prior to issuance of building per- mits. It is recommended that you immediately pursue completion of the conditions of approval and ad- dress all requirements of the Huntington Beach Zoning and Subdivision Ordinance in order to expedite the processing/completion of your total application. The conceptual plan should not be construed as a precise plan, reflecting conformance to all Zoning and Subdivision Ordinance requirements. Under the provisions of the Huntington Beach Zoning and Subdivision Ordinance, the action taken by the Department of Planning is final unless an appeal is filed to the Planning Commission by you or by an in- terested party. Said appeal must be in writing and must set forth in detail the action and grounds by which the applicant or interested party deems himself aggrieved. Said appeal must be accompanied by a filing fee of Two Hundred Fifty-Five Dollars ($255.00) if the appeal is filed by a single family dwelling property owner appealing the decision on his/her own property and Eight Hundred Sixty-Five Dollars ($865.00) if Mr. and Mrs. Suddarth/ AA 02-03 7/02/2002 Page 2 of 4 the appeal is filed by any other party. The appeal shall be submitted to the Secretary of the Planning Commission within ten (10) calendar days of the date of the Department of Planning's action. The last day for filing an appeal and paying the filing fee for the above noted application is July 12, 2002. Provisions of the Huntington Beach Zoning and Subdivision Ordinance are such that any application be- comes null and void one (1) year after the final approval, unless actual construction has begun. FINDINGS FOR APPROVAL: 1. The proposed lot coverage of fifty-one and seven percent (51.7%) does not exceed a ten percent (10%) deviation from the maximum allowed lot coverage of fifty percent (50%) applicable in the RL (Resi- dential Low-Density) base zoning district, pursuant to Section 210.06 of the Huntington Beach Zoning and Subdivision Ordinance. 2. The proposed atrium improves the design of the project by accentuating the entrance of the existing single family home . In addition the project will improve drainage on the site by diverting rainwater to rain gutters. 3. The proposed addition would not otherwise require any discretionary permits, and will not in any way degrade the environment or result in any changes to land use. With the exception of the proposed fifty-one and seven percent (51.7%) lot coverage, the proposed room addition conforms to all applica- ble development standards, including maximum height and minimum front and side yard setbacks. The proposed one and seven percent (1.7%) increase in lot coverage will not result in significant envi- ronmental impacts since the proposed addition will be limited to one-story. The existing dwelling will continue to be used for single-family residential purposes. CONDITIONS OF APPROVAL - ADMINISTRATIVE APPROVAL NO. 02-03: 1. The site plan, floor plan and elevations received and dated June 20, 2002, shall be the conceptually approved layout with the following modifications: a. Lot coverage calculations on Sheet Al shall be revised to reflect total building footage of 2,586 sq. ft. 2. The applicant and/or applicant's representative shall be responsible for ensuring the accuracy of all plans and information submitted to the City for review and approval. Mr. and Mrs. Suddarth/ AA 02-03 7/02/2002 Page 4 of 4 INFORMATION ON SPECIFIC CODE RE UIREMENTS: 1. Administrative Approval No. 02-03 shall not become effective until the ten calendar day appeal pe- riod has elapsed. 2. The use shall comply with all applicable provisions of the Municipal Code, Building Division, and Fire Department as well as applicable local, State and Federal Fire Codes, Ordinances, and standards, except as noted herein.
