REQUEST : Review of conceptual plans for the repaving and restriping of an
existing parking lot.

We appreciate the opportunity to review your conceptual plans submitted February 21, 2007
for the repaving and restriping of an existing parking lot. The comments provided in this
letter reflect Planning Department review only and should be considered preliminary,
subject to change upon receipt of any new information and/or submittal of an entitlement
application.
ZONING/GENERAL PLAN
The project site is located within the CG (General Commerical) zoning district. The
General Plan designation for the subject property is CR-F2-d (Commercial Regional
- 0.5 Maximum Floor Area Ratio - Special Design Standards).
REQUIRED PERMITS/ENTITLEMENTS
A building permit is required for the repaving and restriping of the existing parking
lot.

CODE REQUIREMENTS

Per Section 231.26-G of the Huntington Beach Zoning & Subdivision Ordinance
(HBZSO), the parking stalls shall be double striped as depicted in HBZSO Section
231.14 Parkin S ace Dimensions, Diagram A.
The parking plan shall comply with the State Handicap Regulations in the design and
number of handicapped parking spaces.
The parking spaces adjacent to the patio dining area shall meet the minimum
parking space dimensions of 9 ft wide and 19 ft deep.
Copies of the Huntington Beach Zoning and Subdivision Ordinance may be obtained from
the City Clerk's Office or via the City's web site at www.surcit -hb.or .
