exercise equipment that is readily available is essential to their daily live. The
Zoning Code requires "bulk storage" in the SRO Zone and the exist glecker•,,,,•
rooms meet the minimum requirement. The problem is that it does not truly . ...
address the realities of being poor in Orange County. Poor people need more • •
storage than rich people and mini-warehouse space is very expensive. The
restroom is needed because there is no public facility on the property at present.
2. To meet the true need , we propose to build a small three story appendage to
the rear (south ) side of our three story building to provide an approximate 4' x
4' x 8' space for each tenant. A transitional small reading/TV room is a part of
this proposal.
Considerations such as the use of the project , hours of operation , population serv ed
and Hazardous Waste and Substance concerns remain unchanged by this request.
We are proposing a foot print of approximately 1,440 sf. The three stories would enclose
approximately 4,320 sf. To provide space for the pad, we will reconfigure the parking.
The consequence is that we lose asphalt driveway space rather than landscaping with the
additional construction.
Adjacent uses are:
To the west is Beach Blvd and its one story shopping centers.
To the south, east and across the street to the north are residential uses. Our higher
density residential is a transitional use.
All adjacent properties have their rear uses, i.e. parking, adjacent to ours. Most neighbors
would have to go behind their carports to see the proposed additional construction. See

Should a Variance be necessary, we request that one be processed to facilitate this request
for modification.
