This letter is being provided, per you request, in follow-up to our March 28, 2005, telephone conversation regarding the project Specifically, you had requested that the following N, information be reiterated in writing: • The General Plan designation for the subject property is CG-F2-d (Commercial General - 0.5 maximum floor area ratio - Design Overlay). The floor area ratio (FAR) is determined by dividing the gross floor area of all buildings on a lot by the area of that lot According to our records, the SRO project was approved with 38,390 sq. ft. of building floor area; whereas the General Plan would allow a maximum of 38,400 sq. feet Accordingly, the maximum development potential for the project site is 10 sq. feet. Moreover, the City has no provisions for the granting of a variance or other exception to General Plan requirements. • Huntington Beach Zoning & Subdivision Ordinance (HBZSO) Section 230.46(C)(9) requires that an SRO project provide storage lockers in a secured area at a ratio of no less than 10 cubic feet per unit HBZSO Section 241.02 specifies that variances may be granted with respect to fences, walls, landscaping, screening, site area, site dimensions, yards, height of structures, distances between structures, open space, off-street parking and off-street loading, and performance standards. Accordingly, a variance is not an available remedy to the requirements of HBZSO Section 230.46(C)(9).
