HomeMy WebLinkAboutAdministrative Permit APX2010007 - Project DescriptionMarch 23, 2010 City of Huntington Beach , Department of Planning 2000 Main Street Huntington Beach , CA 92648 RE: Proposed Addition to a Two-Story, Single-Family Residence, owned by Marc Gallonio located at 17392 Chapparal Lane, Tract 5790, Lot 86, APN# 163-06-114 Dear Staff: In reference to the above project, I am requesting an approval from the Planning Department for an Administrative Permit as required by the City of Huntington Beach, for projecting 18" into the front yard setback of a 13'-4" offset, gabled wall section. In description, this project consists of adding 400 sq. ft. to the first floor of a two-story, 1,880 sq. ft., residence with an attached 510 sq ft garage. Project proposes to add a Bedroom, Bath, and Den while extending the Living Room and Entry in order to provide access to these new rooms. Originally, the trend for a tract development of this time period, offered varied options of different sized homes. On this property, the builder did not take full advantage of the maximum allowable size, and is under designed for the number of bedrooms for a growing family. Others projects in the neighborhoods opted to expand over the main floor area and become overly massive and less appealing. In this particular project, limiting the expansion to the first floor accomplishes a much more desirable structure, while requesting a minor 18" variant to the 15'-0" ft., front-yard setback. Architecturally, this proposed addition designed with Cape Cod, cottage style features includes a new gable roof with an offset gable projection, framed over the existing gable roof, with horizontal siding, and trim, to enhance curb appeal. Project is located on an interior lot. Adjacent, on either side, and behind, and opposite side of the public street, of the proposed project are single-family residences of similar size and height. Relative to these adjacent structures, this project does not conflict with the architectural standard of the community and is in compliance with all other the RL Zoning Codes requirements. In conclusion, approving this application does not substantially adversely impact the surrounding neighborhood, presents favorable design concepts, and improves property values for the betterment of the community.
