Location: 5121 Dunbar Avenue (North side of Dunbar Avenue East of Bolsa Chica Street) Dear Mr. Ratsiu: NOTICE IS HEREBY GIVEN that the Planning Department has reviewed your entitlement application and has determined the application to be incomplete . The following information and/or corrections are requested in order for the Planning Department to deem your application complete and continue the review process of your application: MINIMUM APPLICATION RE UIREMENTS The following items are necessary to deem your application complete: 1. Please submit a preliminary grading plan showing the existing and proposed grades was well as all new and existing walls/fences. CODE RE UIREMENTS The following items are identified as not complying with minimum code requirements: 1 Section 210.06(F) of the Huntington Beach Zoning and Subdivision Ordinance (HBZSO) requires covered portions of all stories above the second story to be set back an average of 10 feet from the second floor front facade. According to my calculations, your average is 8' - 21/2".
