The reason for this application is to request variances for subject property backyard and to get
approval for fence, new garage, new driveway and removal of existing driveway. Noted
properties backyard was zoned as front yard and developers on 809 Lake Street tore down
existing wood fence in error on 01-21-00. Closing off driveway on Lake Street will allow a safer
environment for children and family (limited visibility when backing out, fast cars & fire trucks).
Proposed usage: Garage and backyard
Square footage New Garage: 498 Sq. SF.
Square footage of existing house and garage 2100 Sq. SF.
Square footage of existing lot 8000 Sq. SF.
Operations and usage: Residential
Suggested approvals sequence.
Steps 1: To allow fence in backyard with backyard setbacks. Presently zoned as front
Step 2: To allow fence on South end of property side and front with noted drawing setbacks.
Step 3: To allow new garage with 4ft back yard setback (parallel will existing house), 3ft side
setback to provide better garage access and new driveway in front yard.
Step 4: To allow existing driveway to be removed and curb and gutter added in removed
area.
Reference: Long term goal is to convert garage into new master bedroom to accommodate
family of 5 Julie, Victor, Tamra, Tara and Mark.
