Your application was acted upon by the Planning Department of the City of Huntington Beach on March
8, 2002, and your request was Conditionall A roved. Included in this letter are the Conditions of
Approval for this application.
Under the provisions of the Huntington Beach Zoning and Subdivision Ordinance, the action taken by the
Planning Department is final unless an appeal is filed to the Planning Commission by you or by an
interested party. Said appeal must be in writing and must set forth in detail the action and grounds by
which the applicant or interested party deems himself aggrieved. Said appeal must be accompanied by a
filing fee of Two Hundred Fifty-Five Dollars ($255.00) if the appeal is filed by a single family dwelling
property owner appealing the decision on his own property and Eight Hundred Sixty-Five Dollars
($865.00) if the appeal is filed by any other party. The appeal shall be submitted to the Secretary of the
Planning Commission within ten (10) calendar days of the date of the Planning Department's action.
The last day for filing an appeal and paying the filing fee for the above noted application is March 18,
2002.
Provisions of the Huntington Beach Zoning and Subdivision Ordinance are such that a Lot Line
Adjustment becomes null and void two (2) years after the date of final approval, unless executed by
recordation.

Please be advised that the Planning Department reviews the conceptual plan as a basic request for
entitlement of the use applied for in relation to the vicinity in which it is proposed. The conceptual plan
should not be construed as a precise plan reflecting conformance to all Code requirements.
It is recommended that you immediately pursue completion of the Conditions of Approval and address all
requirements of the Huntington Beach Municipal Code in order to expedite the processing of your total
application.
I hereby certify that Lot Line Adjustment No. 02-01 was Conditionally Approved by the Planning
Department of the City of Huntington Beach, California, on March 8, 2002, upon the foregoing conditions
and citations.

FINDINGS AND CONDITOINS OF APPROVAL
LOT LINE ADJUSTMENT NO. 02-01
FINDINGS FOR PROJECTS EXEMPT FROM CE A:
The Zoning Administrator finds that the project will not have any significant effect on the
environment and is exempt from the provisions of the California Environmental Quality
Act (CEQA) pursuant to section 15305 of the CEQA Guidelines, because the project
consists of a minor lot line adjustment, not resulting in the creation of any new parcel, a
change in land use or density, in an area with an average slope of less than 20%.
FINDINGS FOR APPROVAL - LOT LINE ADJUSTMENT NO. 02-01:
2. The granting of Lot Line Adjustment No. 02-01 for the consolidation of two
contiguous parcels into one 14,990 sq. ft. parcel will not create any additional parcels
or building sites.
3. The resulting parcels from the lot line adjustment will conform to Titles 20-24 of the
Huntington Beach Zoning and Subdivision Ordinance because it will comply with the
requirements for minimum area, width, frontage, setbacks, and site coverage.
4. The lot line adjustment will not sever any existing structure on either of the two
parcels. Existing structures will maintain required setbacks to all property lines.
5. The lot line adjustment will not allow a greater number of dwelling units than allowed
prior to the adjustment. A maximum of two dwelling units shall be permitted on the
consolidated parcel. One dwelling unit currently exists on each of the two parcels to
be consolidated.
6: A plat map showing the lot line adjustment has been prepared and approved and will
be filed in accord with the provisions of Section 253.24.
CONDITIONS OF APPROVAL - LOT LINE ADJUSTMENT NO. 02-01:
1. The plat map received and dated January 30, 2002 shall be the approved layout with
the following modifications:
The combined area of lots 73 and 74 , (14,990 sq. ft.), shall be noted as the total
area of Parcel 1.
2. Prior to final approval and recordation of the Lot Line Adjustment, the following
shall be submitted to the Public Works Department: (PW)
a. A completed (corrected) City Engineer signature page of the City's Lot Line
Adjustment form.

b. A current, preliminary title report (less than 6 months old) on all properties
affected by the lot line adjustment.
c. Grant deeds or quit claim deeds for properties added to or subtracted from each
parcel. Legal descriptions on the deeds or attached to the deeds must be prepared
and stamped by a licensed civil engineer or land surveyor.
d. Modified deeds of trust and partial reconveyance, as appropriate.
3. The applicant and/or applicant's representative shall be responsible for ensuring the
accuracy of all plans and information submitted to the City for review and approval.
INFORMATION ON SPECIFIC CODE RE UIREMENTS:
1. Lot Line Adjustment No. 02-01 shall not become effective until the ten calendar day
appeal period has elapsed.
2. Lot Line Adjustment No. 02-01 shall become null and void unless exercised within
two years of the date of final approval, which is March 8, 2004, or such extension of
time as may be granted by the Director pursuant to a written request submitted to
the Planning Department a minimum 30 days prior to the expiration date.
3. The lot line adjustment shall comply with all applicable provisions of the Municipal
Code, Building Division, and Fire Department as well as applicable local, State and
Federal Fire Codes, Ordinances, and standards, except as noted herein.
4. The Planning Director reserves the right to revoke Lot Line Adjustment No. 02-01,
pursuant to a public hearing for revocation, if any violation of these conditions or
the Huntington Beach Zoning and Subdivision Ordinance or Municipal Code
occurs.
5. The applicant shall submit a check in the amount of $43.00 for the posting of the
Notice of Exemption at the County of Orange Clerk's Office . The check shall be
made out to the Coun of Oran e and submitted to the Planning Department within
two (2) days of the Planning Director's action.
