This project will be heard before the Zoning Administrator on June 27, 2001 at 1:30 in room B8 of the City of Huntington Beach city hall. For your information, I have included comments/conditions from other relevant City departments. In addition, there are several conditions we will be recommending to the Zoning Administrator regarding your project of which you should be aware. The conditions are as follows: The entry to the building shall be further accentuated. This may be accomplished by angling the entry or raising the building height around the entryway. The building elevations shall be further accentuated through the use of a decorative element such as accent colors, wainscoting, or similar addition. Wheel stops shall not be provided. Decorative paving shall be provided in the employee break area. The paving shall be different than the paving used at the vehicle entry to the project and the intent of the paving is to distinguish the employee break area from sidewalk area. The floor area ratio shall comply with the General Plan maximum ratio of 0.50. Landscaping at a minimum of three feet in width shall be provided in the turn around area at the east side of the parking lot as required by Section 232.08 c.2.a of the Huntington Beach Zoning and Subdivision Ordinance. If the Zoning Administrator approves your application, a check in the amount of $43 and payable to the County of Orange must be received within three days of the approval. This check represents the fee necessary to post a Notice of Exemption stating that the project is exempt from the California Environmental Quality Act.
