From what my broker (and friend) says, the floorplan is similar in layout to my current space (that was approved) as far as relative size goes. So, I don't think that the instruction size area and proportions will be a problem. There's something like 20-25 parking spaces, which should easily cover our student number. I guess I'll find out the rest as we go along here. One last quick question: It just so happens that the neighboring building is occupied by a good friend of mine. If necessary, could we show that there may be available parking spots immediately next to my building that his distribution company is not using? Can that be a positive - having spots from a building next door essentially "given" to us? Again, I don't think it will even be necessary, but it's a neat thought. Per the conditions of approval for AP 05-01: 1. The maximum number of students/trainees utilizing the facility at any time shall not exceed the number of parking spaces allocated to the building. The number of students allowed will depend on the occupied floor area and the applicable parking standard. If you can demonstrate that the new location (at 16702 Burke) has sufficient parking for your expansion (occupied floor area divided by parking standard for the building zone) Planning Department will most likely be in favor of approving the project. Also, the instructional area shall not exceed 75% of the total floor area occupied by the use. 8/28/2007 Page 2 of 2 Dan, you will be subject to a new entitlement, an Administrative Permit and that project will be processed by staff, much like the AP from 2005. Currently, your proposed location is sufficient provided you can conform to the parking standards. Please feel free to contact me anytime if you have additional questions or concerns. You were great in bringing the proposal up to the staff and getting an initial approval for our continued operation - so thanks again for doing that. My next question comes as we get closer to trying to sign a lease agreement with the owner and landlord. . what type of things do I need to ask the Building/Inspection guys to be able to get approved through them. I ask you first, so that I can drum up some information when I go to see them. Really, it seems like the biggest hurdle to work through will be parking requirements. . and from our discussion, this seems very do-able. I really wanted to make sure that this thing can be done, before I started the leasing negotiations (which can be pretty gnarly to be honest). So, my request to you is to let me know what other information you might need to run this new building by the planning dept As you saw, I have the Certificate of Occupancy and was permitted through everyone there in '05 My rough estimations is tripling our current operation - going from 3 lanes to 8/9 lanes - which would naturally move our student number up to roughly 15. As I briefly mentioned, my brother does work for the City of LA (downtown building) and has just finished a huge project on the new commercial/retail/hotels surrounding the Staples Center. If ever you needed guidance or someone outside of HB to gain advice from, I'd gladly volunteer my brother. He's 32, so he's been with LA for probably 6 or 7 years.
