SUBJECT : SIGN CODE EXCEPTION NO. 04-02 CHEVRON MONUMENT SIGN

The Planning Department of the City of Huntington Beach conditional) a roved your
application on April 8, 2004. Attached to this letter are the conditions of approval for your
application. You must submit this notice of action letter to the Building Department upon
requests for Certificate of Occupancy or Building Permit.
Under the provisions of the Huntington Beach Zoning and Subdivision Ordinance, the action
taken by the Planning Department becomes final at the expiration of the ten day appeal period.
A person desiring to appeal the decision shall file a written notice of appeal to the Secretary of
the Planning Commission within ten calendar days of the date of the Planning Department's
action. The notice of appeal shall include the name and address of the appellant, the decision
being appealed, and the grounds for the appeal. A filing fee of $485 shall also accompany the
notice of appeal.

FINDINGS FOR APPROVAL - SIGN CODE EXCEPTION NO. 04-02:
1. Sign Code Exception No. 04-02 to allow a 7 foot-6 1/4 inch high monument sign at a service
station in lieu of the maximum height of 7 feet is compatible with the character of the area
and is needed for special circumstances defined by the applicant and approved by the
Planning Director. The proposed monument sign is unique because it must accommodate
four grades of fuel unlike other service stations which do not serve diesel fuel. The
additional sign height is needed to comply with design elements required by the Design
Review Board as well as standards imposed by State law and the sign ordinance.
2. The proposed signage will not adversely affect other signs in the area because the increased
monument sign height will not block the visibility of other signs in the area. The Design
Review Board reviewed the sign for compatibility in design with the surrounding area.
3. The proposed signage will not be detrimental to properties located in the vicinity. The
request involves a minor increase in sign height to accommodate , in part, design elements
that will make the sign more attractive and in keeping with the surrounding area. ,
4. The proposed signage will not obstruct vehicular or pedestrian traffic visibility and will not
be a hazardous distraction. The sign will be located in a landscape planter and will comply
with the corner and driveway visibility requirements. The proposed sign is unobtrusive and
will not be a hazardous distraction to vehicular and pedestrian traffic.
CONDITIONS OF APPROVAL - SIGN CODE EXCEPTION NO. 04-02:
1. The site plan and monument sign elevation received and dated March 23, 2004 shall be the
conceptually approved layout with the following modifications: (Code Requirement)
a. The sign shall comply with the conditions of Design Review Board No. 03-10 and
Planned Sign Program No. 03-01.
b. The monument sign shall be located outside the 25 foot by 25 foot corner and 10 foot by
10 foot driveway visibility triangles which shall be depicted on the building permit plans.
c. Street address shall be included on the monument sign with minimum six-inch numerals.
d. Sign height shall be noted from the adjacent sidewalk or curb to the highest portion of the
sign, including architectural elements.
2. Prior to submittal for building permits, zoning entitlement conditions of approval shall be
printed verbatim on one of the first three pages of all the working drawing sets used for
issuance of building permits (architectural, structural, electrical, mechanical and plumbing)
and shall be referenced in the sheet index. The minimum font size utilized for printed text
shall be 12 point.
3. The applicant shall be responsible for ensuring the accuracy of all plans and information
submitted to the City for review and approval.

4. The Planning Director ensures that all conditions of approval herein are complied with. The
Planning Director shall be notified in writing if any changes to the plans are proposed as a
result of the plan check process. Building permits shall not be issued until the Planning
Director has reviewed and approved the proposed changes.
INFORMATION ON SPECIFIC CODE RE UIREMENTS:
1. Sign Code Exception No. 04-02 shall not become effective until the ten-calendar day appeal
period has elapsed.
2. Sign Code Exception No. 04-02 shall become null and void unless exercised within one
year of the date of final approval, which is April 8, 2005, or such extension of time as may
be granted by the Director pursuant to a written request submitted to the Planning
Department a minimum 30 days prior to the expiration date.
3. The Planning Department reserves the right to revoke Sign Code Exception No. 04-02,
pursuant to a public hearing for revocation, if any violation of these conditions or the
Huntington Beach Zoning and Subdivision Ordinance or Municipal Code occurs.
4. The development shall comply with all applicable provisions of the Municipal Code,
Building Division, and Fire Department as well as applicable local, State and Federal Fire
Codes, Ordinances, and standards, except as noted herein.
