Dear Mr. Scott:
The Planned Sign Program submitted for the retail center located at 21501 Brookhurst
Street has been reviewed and approved by the Department of Community Development.
The standards stated herein shall govern all attached wall signage within the retail
center. Any monument sign proposals shall be submitted as an amendment to this
program at a later date for review and approval by the Director.
Any changes, alterations or revisions to Planned Sign Program No. 88-•2 shall he reviewed
and approved by the Director prior to the erection, alteration or issuance of applicable
permits for such signs within the development.
WALL SIGNAGE RE UIREMENTS:
The following wall sign criteria shall be the approved specific requirements:
1. No sign shall be installed, erected, altered, or reconstructed without prior City
approval and issuance of appropriate Building Division permits.
a. Prior to submittal for plan check and issuance of permits, the sign plans
must be approved by the owner or owner's representative.
b. UL listed housings shall be required for all wall signage.
2. Each tenant shall be permitted one internally illuminated recessed can sign per
street or parking lot frontage which will not exceed the maximum sign area for
business frontage per Section 9160.5 of the Huntington Beach Ordinance Code
and subject to the following:
a. Copy shall be limited to the establishment's name and/or product name.
b. Exposed neon conduit, tubing or raceway signs are prohibited.

3. Each sign can shall be installed within the architectural recess provided and
shall be flush with the building face, and conform to the following:
a. The length of any illuminated portion of the sign can shall not exceed 70
percent of the leasehold width, except there shall be a minimum length
sign of I1 feet permitted.
b. Maximum letter and logo height for all establishments shall be 22 inches
high. Sign copy shall be vertically and horizontally centered within the
cabinet.
c. A maximum of one line of copy shall be permitted on all sign cans.
d. The color of the frame or visible return portion of each cabinet shall be
painted 4274D Frazee Rust.
e. The background color of all sign faces shall be Rohm Haas Ivory #2146.
f. Letter, symbol, or logo colors shall be limited to the following:
royal blue, black or red.
g•Maximum sign area shall not exceed that permitted under Section 9610.5 of
the Huntington Beach Ordinance Code.
4. No tenant shall affix or maintain upon the exterior walls of the premises or the
buildings or in the parking lot and landscape areas any signs other than as
permitted herein except with the City and landlord 's approvals.
5. When any vacancy occurs, the owner shall be responsible for guaranteeing that
any signs are removed which identify a business no longer in operation.
6. Any subsequent changes to the sign code, Article 961, may require that
modifications be made to this planned sign program.

Dear Planning- and Zoning Department,
Having owned the Red Oak Restaurant Corporation for one year now, I am writing to determine
the proper procedures to follow in order to add a sign where a blank one currently resides over
the dining establishment, Lou's Red Oak BBQ Grill (21501 Brookhurst Street, Suite C & D).
This request is being made in an effort to maximize the business' signage potential. There are
currently two signs above this restaurant, one which has the Lou's Red Oak BBQ Grill logo and
a second sign which is blank (see attached photo's).
The current blank sign is confusing and we feel detrimental to this particular dining
establishment as well as to this strip mall as a whole. The blank sign seems to visually indicate to
all who pass by that there is an on going vacancy in the mall, which looks bad for business. The
existing businesses in this strip mall (Kare More Cleaners and Coast Physical Therapy) both
have multiple signs for their businesses. As tenants we are not getting the full value of our
location by not being able to use the existing available sign over our restaurant. We are making
this request to determine whether or not we can move forward with the modification of the
existing signage, and what the proper steps are which will need to be taken in order to do so.
Cash flow is currently as issue so we are looking for guidance from your department in getting
this signage in place at the least possible cost to us.
I have enclosed pictures of the signage of KareMore Cleaners, Coast Physical Therapy as well as
the current signage over Lou's Red Oak BBQ Grill. In addition, a potential prototype of the new
signage which could be implemented in place of the currently empty sign is included as well.

application for building permit or Certificate of Occupancy will be rejected if the
requirements are not met.

applicant is required to send notification of the intent to occupy a lease space
pursuant to the Huntington Beach Zoning Code. Applicant shall notice adjacent
property owners and tenants by first class mail (see diagram below). The notice
of application shall include the following. -z-
a) Name of applicant
b) Location of planned development or use, including address.
c) Nature of the proposed development shall be fully disclosed in the notice.
d) Planning Department phone number and address of City Hall shall be
provided in the notice to call for viewing plans.
e) The date by which any comments must be received in writing by the
Planning Department and the City appeal procedures.
f) Planning Department shall receive entire list including name and address
of those receiving the mailing.

Ricky, Jane, and Scott met on Friday May 24, 2002 and determined the ff.:
Since the drive aisle is shown as 27 feet on a site plan found in the building permit
microfiche the existing affected parking spaces can extend a foot into the drive aisle
leaving the required 26 feet of width. We will not require the applicant to extend the
existing parking stall striping another foot to officially demarcate the reduction in drive
aisle from 27 feet to 26 feet.
This will allow the proposed outdoor dining deck to extend into a paved parking
overhang area just past the steps.

Pursuant to our telephone conversations , of 5/30/02 and 6/3/02, we are formally requesting,
on behalf of the applicant, Lou Gaydos , the requirement for maintaining a 5 foot clear
sidewalk adjacent to the tenant spaces be modified to 4 foot clear, as/equired to comply with
the exiting and disabled access requirements of the building code./
