Written Narrative: OCT 17 2003 The Proposed Remodel to 226 Crest Ave. is located in a residential zone. Lot 25 - 228 Crest Ave. is 1,904 s.f. and lot 24 -226 Crest is 3,294 s.f., making the total 5,198 s.f. The improvements will be within the existing footprint of the 226 main structure and the detached garage with an addition of a conditioned glass structure attaching the two. The main structure front setback is 10'-0" and the side setback is 4'-8" making it non-conforming and therefore will need a Conditional Use Permit for the project to move forward. The structure to the east - 224 Crest Ave. is a single family residence. The structure across the alley to the west is a two story rental duplex. The structures across the alley to the west and north are single family residences. The project is not located within a hazardous waste site.
