NARRATIVE I PROJECT DESCRIPTION
The subject property is located on the west side of Goldenwest Street, between
Garfield and Ellis Avenues. The property is currently vacant, with the exception of
a small horse stable on the premises. Current lot configuration consists of sixty
(60) "encyclopedia" type lots, approximately 25 ft. x 112 ft.; as well as three (3)
lots designated as city street right-of-ways; all comprising approximately 5 acres.
The site is adjacent to existing horse trails, and consists of topography ranging
from approximately 40 feet to approximately 63 feet. The project area is
surrounded on the north, east and west by recently developed upscale to high-
end single-family homes, and on the south by an existing nursery.
We currently own several of the aforementioned lots, and, through the
cooperation of the owners of the other properties, are in the process of
consolidating all the lots into one developable parcel. We are very close to
achieving the consolidation, and are proposing to develop the property as
follows:
Upon consolidation of the lots, we will submit a map subdividing the property into
+/-15 lots for single-family homes. The lots will be minimum 8000 s.f., with 20%
at minimum 15,000 s.f. Access to the project will be achieved from Goldenwest
Street. All properties will be developed using the development standards of the
Ellis-Goldenwest Specific Plan. The product will be high-end single-family homes
for sale, consisting of approximately +/- 5000 square foot residences, with horse
trail orientation. (Please see plans for specifics of the proposed development).
To our knowledge, the project site is not located within a Hazardous Waste and
Substance site.
