This letter is to notify you that Studio Fusion is proposing to open a fitness dance studio
at 16401 Gothard, Huntington Beach, CA. Pursuit to Section 241.24 of the Huntington
Beach Zoning and Subdivision Ordinance , the Neighborhood Notification process is
required. You may review the proposed plans at the Planning Department, 2000 Main
Street, Huntington Beach, CA from Thursday, June 24 - Saturday, July 3, or contact the
Planning Department at (714) 536.5271. All comments must be submitted to the
Planning Department prior to the expiration date for review of the proposal.
Under the provisions of the Huntington Beach Zoning and Subdivision Ordinance, the
action taken by the Director of Planning becomes final, unless appealed. A person
desiring to appeal the decision shall file a written notice of appeal with the Planning
Department within ten calendar days of the date of the Planning Department's action.
The notice of appeal shall include the name and address of the appellant, the decision
being appealed, and the basis for the appeal. A filing fee shall also accompany the notice
of appeal. The appeal fee is $494.00. The appeal period starts at the end of the 10 day
review period.

RESOLUTION NO. 1313-
A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF HUNTINGTON BEACH ADOPTING A LIST
OF USES WHICH WILL BE ALLOWED AS PART OF A
MIXED USE INDUSTRIAL DEVELOPMENT LOCATED AT
THE NORTHWEST CORNER OF GOTHARD STREET AND
HEIL AVENUE.
WHEREAS, Section 9511.4 of the Huntington Beach Ord-
inance Code requires that a resolution be adopted by the Planning
Commission prior to the approval of a conditional use permit in
order to establish a listing of uses which will be allowed in
mixed use industrial development; and
WHEREAS, the Planning Commission of the City of
Huntington Beach has reviewed the list of uses requested by the
applicant for Conditional Use Permit No. 83-18 and has reviewed
the proposed project and considered that said uses are compatible
with the proposed project and the surrounding uses; and
WHEREAS, the developer has agreed to keep the City
apprised at all times of the ratio of commercial and office
operations, so that he does not exceed that which is authorized
by the approval of this conditional use permit; and
WHEREAS, any violation of the terms of this resolution
or of any condition of approval shall automatically subject the
conditional use permit to a public hearing for possible revoca-
tion;
NOW, THEREFORE, BE IT RESOLVED that the following list
of categorical uses are permitted uses for the mixed use develop-
ment at the northwest corner of Gothard Street and Heil Avenue and
any additions, modifications, or revisions to this list shall
require a revised resolution prior to establishment of any such
addition, modification, or revision:
The office building located at the intersection of
Gothard and Heil shall contain general office uses,
except that medical, dental, and/or clinic uses shall
be prohibited.
Retail uses shall consist of business/office supplies,
stationery, office furniture, drafting supplies and blue-
printing, xerox copy/print shops, engineering and surveying
supplies, photo studios/graphic arts, travel agency,
industrial/commercial/residential real estate sales,
medical equipment sales and leasing, paint stores and
decorating shops, home furnishings and hardware stores,
appliance stores, lighting fixtures stores, spa and/or
hot tub sales and sandwich shops and/or delicatessen.

The following additional retail uses are permitted subject
to the restriction that outside storage of equipment and/
or autos and trucks shall be prohibited in conjunction
with such leasing operations: equipment rentals, industrial
equipment and machinery leasing and sales, marine supplies
and hardware, auto and/or truck leasing.

Not clearly.
On the plan that was given to me, the "existing warehouse/storage" that is dimensioned 35'-11" by 38'-6" is
what you are requesting to be prop storage, correct? The "existing warehouse/storage" room that is
dimensioned 20'-2" by 25 is what you are requesting to be an office? And the "existing office" room
dimensioned with 18'-5" is what you are requesting to be the studio/instruction area?
The existing office on the second floor - 1348 sq. ft. is also requested for instruction area.

the largest room in the back is 1400 sq ft the one next to it is 495 sq ft and the front room that will be a studio

Kristine,
Please calculate the square footage for each room and use so it can be identified on the plans, and/or
identify the size of the room and its respective use for clarity.
Plus, if you anticipate the top floor will be utilized for more instruction, you should identify it now rather than
having to go through the Administrative Permit (AP) process again for further conversion of the office area
into instruction area.

Hello Jill,
The plan that was dropped off today is the actual layout. The only room that will be used for instruction
for will be the first room to the right at on the bottom. The largest room is for prop storage, the other small
room is office and the smallest room is another form of storage for small fitness equipment. Once the plans
go through we will use the top floor for more instruction.
