Occupancy of any building is prohibited until the building has been inspected and a certificate of occupancy is issued. 2. No electrical service will be released for any existing building until the service has been inspected and certified safe. 3. Huntington Beach Fire Code requires that building numbers must be a minimum of four (4) inches in height with one half (1/2) inch stroke, and of a contrasting color from the background. These numbers must be posted on your building in a location that is visible from the street. 4. Huntington Beach Fire Code requires fire extinguisher selection and distribution per the National Fire Protection Association pamphlet 10: a. Apartment Buildings (5 or more units): One (1) 2A rated extinguisher , to be located on each floor level so as not to exceed 100 feet of travel. Two or less apartment units on an upper level may be serviced by the extinguisher on the next lower level. b. industrial and Commercial Buildings: •Light Hazard - (May include offices, schoolrooms, churches, assembly halls, telephone exchanges, etc) - One (1) 2A rated extinguisher is required for each 6,000 square feet of floor area, or a portion thereof. • Ordinary Hazard - (May include mercantile storage and display, auto showrooms, parking garages, light manufacturing , warehouses not classified as extra hazard, school shop areas, etc.) - One 2A rated extinguisher is required for each 3,000 square feet of floor area or a portion thereof. • Extra Hazard - (May include woodworking , auto repair, aircraft servicing, warehouses with high-piled (over 15 feet in solid piles , over 12 feet in piles that contain horizontal channels) combustibles , and processes such as flammable liquid handling, painting, dipping, etc.) - One (1) 3A rated extinguisher is required for each 3,000 square feet of floor area, or a portion thereof. Certain extra hazardous uses and/or processes may require additional fire protection systems. An on site inspection wi ll be required to make the determination. c. Service Stations : Are required to maintain one (1) 1OBC rated extinguisher within 75 feet of travel of the dispenser cabinets, and one (1) 2A rated extinguisher on the premises. d. Fire extinguishers for commercial and industrial buildings are to be located so as to maintain a maximum distance of travel of 75 feet. e. Occupancies having a potential for fires involving combustible cooking media (vegetable or animal oils . and fats) shall provide a Class K fire extinguisher within 30 feet of the hazard. IMPORTANT : PLEASE READ THE FOLLOWING CAREFULLY You may purchase this extinguisher at any hardware store and a number of department or discount stores, or you may purchase your extinguisher from an extinguisher service company , which may be found under "FireExtinguishers " in the yellow pages of your phone book. The extinguisher is required to be serviced when new and annually thereafter. The hardware, department and discount stores usually are not licenses to service extinguishers . Therefore, you should expect an additional expense to have your new extinguisher certified by an extinguisher service company if you purchase it from one of these stores. Sign Permits are required for all new signs or change in sign panel/face, unless expressly exempted under the City's sign code. A permit for a new sign or change in sign panel/face shall be obtained from the Planning Department prior to installation. Sign permits require two sets of plans and approval from the property owner. The City's sign code prohibits the display of portable signs, mobile signs, A- frame signs, roof signs and human signs. Balloons (including large inflatables) and vehicle signs are also prohibited within the City. Commercial advertising leaflets shall not be placed on vehicles. If you are planning a temporary outdoor activity such as parking lot sale or similar. event, you will need to obtain a Temporary Activity Permit (TAP). A Temporary Outdoor Activity may occur for 48 consecutive hours once every three (3) months during a calendar year. There is..a fee to obtain a Temporary Activity Permit. You will need to provide a basic plot plan depicting the intended activity area and a letter of authorization from the property owner or manager. If you plan to display merchandise or similar items outdoors, please be aware that the city has specific requirements for this activity. Basically, we want to use the space the same wa the revious tenant did onl instea a contractors licensin cla i will be an insurance licensin class. Our day-time usage we are requesting will actually be less square footage than the previous tenant was approved for. They were approved for 2 day- time classes totaling 625 sq ft with 32 students. We want 1 class totalin 412 sq ft and 30 students or less.bq T The only thing we want to add is an evening class for just 2 hours in the evening from 7pm - 9pm. We need a bigger classroom totaling around 1150 sq ft. of which we would o utilize 50-75% of that space for the actual class. The rest is just to open up the environment to make it comfo rtable for the people taking the class. I talked with the other tenant and they are a medical imaging facility (they do MRIs etc.) and their need for parking is minimal since most of their square footage is taken up with machine ry . Also, they close at 5:30pm sharp everyday and wouldn't need the parking spaces from 7pm - 9pm. Not only that, but I surveyed the surrounding businesses and found that none of them are opened past 6pm. Although we wouldn't utilize their parking I just wanted to see what hours the surrounding businesses kept. We would only utilize the parking in our property and only for 2 hours in the evening. Also note that the building was previously a university - Southern States University, before it was used for a contractors licensing school, probably 8-10 years ago. Lastly, I wanted to share the impact we would have on the community. We are in the 'ob creation usiness. With all of the people in our community struggling to find work, we are helping them get licensed to run an in-home business to make extra income or even a full-time career. We are also teaching them about insurances, money and finance which they will in turn be educating the community and helping families, one family at a time (beginning with their own!). There are no financial classes in our high schools and the ones in our colleges do not really teach people how to manage their finances and make educated decisions when it comes to their money. We are in the housing crisis, the job crisis and the financial crisis today not only because of what the big financial companies have done but because the public isn't properly educated in this area. Our goal is to educate the public through licensed representatives that were licensed and trained through our facility. I can't think of a more urgent need in our community! The reason we are seeing a higher demand in the evening class is because we find that most people we help get licensed have day jobs and have the evening available to better themselves, get licensed, produce extra income and have a business they can fall back on if they get laid-off or lose their current employment. This is my first business in Huntington Beach. I grew up here, went to Huntington Beach High School, as did my wife and our children. I am excited to positively impact this community however I do have a huge time crunch and a very limited budget. Our lease is up in Irvine on December 31st and we are optimistic we can get the proper permits and get the TIs done by then to be ready for business Jan 2nd. I really appreciate your help with this.
