The following corrections are to be made to the Lot Line Adjustment No. 02-05 documents
before they are ready for approval by the Public Works Director:
1. The Lot Line Adjustment No. (02-05) should be shown at the top of each sheet or page.
2. The person signing the Lot Line Adjustment on behalf of the property owner, Union
Pacific Railroad Company, is presumably a corporate officer. That official corporate title
should be shown beneath each of the signatures.
3. Mr. Brooks' P.L.S. seal/stamp should be included with his signature under the certificate
regarding document preparation.
4. The title report indicates that the property owner, Union Pacific Railroad Company, is a
Utah corporation rather than a Delaware corporation. Which is correct?
5. The heading for each of the deed legal descriptions identified as Exhibit A must include
the recording date and instrument number for Lot Line Adjustment No. 02-05.
6. In the sixth line from the bottom of the legal description for Parcel "B," the distance call
of 1,270.79 feet should be 1,270.80 feet.
Upon completion of the corrections listed above and shown in red on the attached copy of LLA
02-05, the original copy with "wet-ink" signatures may be submitted to the Public Works
Department for final review and approval.

Subject: LLA No. 02-05 , Public Works Plan Check #1 Comments.
1. The preliminary title report does not cover the entire property shown in the lot
line adjustment. Have engineer review the title report with Title Company and
provide updated title upon resubmittal.
2. Would prefer that the adjusted parcels be labeled as Parcels A and B throughout
documents.
3. Some of the boundary and adjustment information is based on a field survey and
according to the Surveyor the intent is to set monuments. This will require a
Record of Survey to be filed with the County Survey Department.
4. The documents reference to a Railroad siding Easements to be granted by separate
document. This information is not necessary to be shown since under the same
ownership an easement cannot be granted to yourself, and only upon sale of the
parcel can an easement be reserved in the grant deed or dedicated after ownership
has changed.
5. Revise closure calculations for reference parcel number changes and resubmit.
6. Both lot line adjustment 02-05 and legal descriptions for grant deeds have
technical comments that must be addressed. Please have revised Legal
Descriptions and Exhibits returned to Public Works for additional review along
with all reference materials.

Dear Mr. Santos
We want to thank you prompt review of our application for Lot Line Adjustment. The reason for the
request for Lot Line Adjustment No. 02-05 is to facilitate the sale of land from Union Pacific Railroad
to my client Freeway Industrial Parks. There is no planned building or improvements at this time.
Currently Levitz Furniture has a lease over the property and their existing building crosses the
property line as illustrated on the site plan submitted. Union Pacific Railroad and Freeway Industrial
Park desire the Freeway Industrial Park own the entire property that Levitz building sits on. Freeway
Industrial Park may desire to redevelop the property at a latter date once the lease with Levitz expires
and will submit site plans for review at this time. I reiterate at the current time no additional
improvements or developments are proposed.
Regarding the curb cut out located on Parcel No. 1-1 this will still be used by Union Pacific Railroad
for access to their rails and the control box shown on the site plan. Upon the sale of Parcel No. 1-1
Union Pacific Railroad will retain and easement for their existing spur line and control box.
In closing I would like to ask that the Lot Line Adjustment be approved with no conditions. Any
conditions which may be considered to be postponed until such time as a building permit or additional
development plan is submitted. This Lot Line is for the sole purpose of facilitating a sale between two
parties.
