Location: 18342 Enterprise Lane Dear Mr. Dover: The Planning Department has completed the review of your application for Initial Plan, Zoning & Review received on February 15, 2002. The comments provided in this letter are limited to Planning Department review only. Additional issues, which may be of concern to other departments, are not addressed as a part of this application. Specifically, we encourage you to contact the Building and Safety Department to discuss your proposal in regards to occupancy records and construction without permits. The following is provided for your information: 1. The project site is located within the IG (General Industrial) district. Per section 230.74 of the Huntington Beach Zoning and Subdivision Ordinance (HBZSO), Outdoor Facilities such as outdoor storage of materials and/or equipment are permitted subject to review and approval of a conditional use permit (CUP) by the Zoning Administrator. The filing fee for a CUP is $1,105. Based on the information provided on the application and submitted plans, further entitlements are required to Mr. Dover/ IPZR No. 02-01 4/ 1 /2002 Page 2 of 2 pursue your request for outdoor storage and to deviate from the number of required parking spaces. 2. In reviewing your application for a CUP, the City may require yards, screening, or planting areas necessary to prevent adverse impacts to surrounding properties. 3. The project site is currently developed with an 8,320 square foot industrial building. In 1978, the building was divided into two tenant spaces: 18342 and 18352 Enterprise Lane. The size of the building may have increased due to additions made to the structure, however the submitted plans do not reflect the square footage of any additions. Any additions to the building will be analyzed as part of the CUP process. 4. Required parking for the subject site is based on the gross square footage and use of each tenant space. Placement of the proposed storage containers shall not occupy required parking spaces without the approval of a parking variance or a reduction in the required number of spaces. 5. If the proposed storage containers occupy any required parking spaces, the following entitlements are required in order to reduce the number of code required parking spaces: a. A Variance approved by the Zoning Administrator to deviate from the amount of required parking spaces, or b. A CUP approved by the Planning Commission to reduce the number of required parking spaces to less than the number required by the HBZSO. The additional entitlements to reduce the number of required parking spaces would be reviewed concurrently with the CUP for outside storage. Please note, the application fee of $100 for Initial Plan, Zoning & Review will be applied to any future entitlements.
