HomeMy WebLinkAboutLot Line Adjustment LLA2007001 - Project DescriptionVAI 0 ARCHITECTS + REAL ESTATE + DEVELOPMENT SERVICES January 29, 2007 City of Huntington Beach Department of Planning 2000 Main Street Huntington Beach, California 92648 Re: Lot Line Adjustment Application for Assessor Parcels 159-451 -75 and 110-222-24, Huntington Beach , California Narrative: This lot line adjustment application, is to request a lot line adjustment for a portion of Assessor Parcel No. 159-451-75 (previously 159-451-04) to Assessor Parcel No. 110-222-24. On May 18, 2005 the City of Huntington Beach approved Lot Line Adjustment 04-01 to add parcels 110-222- 26 through 28 with parcel 159-451-04 for Saddek and Nahed Girgis (6805 Livingston). The attached lot line adjustment request, is to reverse a portion of the previously approved lot line. We are requesting that former parcels 110-222-26 through 28 now be added to parcel 110- 222-24 to create one parcel, and the remaining portion of 159-451-75 be return to it former dimensions prior to Lot Line Adjustment 04-01. Property owners (Parcel 110-222-24, Lot 62 Tract no. 306) Ronald and Ann Brindle, John and Linda Thomas will be purchasing former parcels 110-222-26 through 28 (Lots 63 through 65 Tract no. 306) from the Girgis' and adding it to their parcel to create one parcel. The Girgis' will be left with one parcel (Lot 59 Tract no. 14891), the same as it was before Lot Line Adjustment 04-01 was approved. No additional parcels will be created, both parcels will meet the criteria for minimum size, per the zoning requirements of the Ellis-Goldenwest Specific Plan.
