They have seen Huntington Beach grow and develop into the community that it is today. The reason for this addition and remodel is to allow for their future family plans. John and Judy wish to reside at this residence during their retirement. By adding the accessory dwelling unit this will allow them to live in a smaller more maintainable area while allowing the main residence to be used by their children and family. The addition of the accessory unit begins with the remodel and expansion of the existing garage. Currently it is on the southern part of the lot and will be expanded to the north and attached to the west side of the existing residence. This makes the total new garage and equipment storage area 915 sf. To properly attach the garage to the existing residence, we need to add 173 sf to the west side of the existing residence. In doing this we will create a fluent circulation path from the main residence into the accessory dwelling unit. The accessory dwelling unit above the garage is a total of 646 sf. It houses one bedroom, one bathroom and a kitchen and living area. We have also included a dumbwaiter to make it easy for John and Judy to move items from floor to floor. And lastly they wish to build a greenhouse off of the main residence. The Petts have always enjoyed their landscaping and gardens, and wish to have a year-round garden to enjoy. The greenhouse is approximately 225 sf. The fences around this property have been here since the house was built 30+ years ago. They would like to rebuild the existing fence for security and visibility purposes. The fence along the south of the property abutting England Street is a meager wire fence that does not protect their property from strangers. It is important that this fence be rebuilt for the safety of the Pett family. To the north and east of the property are single family homes, and to the south and west are a mixture of single family homes and apartments. This addition that we are proposing has little impact on the community. It will be minimally visible from Jana Circle, which is to the north of the property, and the raised accessory dwelling unit above the garage will sit directly behind an existing apartment complex to the south of the property, really limiting its visibility from England Street.
