This letter is to notify you that at 608 Jana Circle, Huntington Beach, Ca, the Pett family proposes to
enlarge their existing garage and add additional living space above. Pursuant to Section 241.24 of the
Huntington Beach Zoning and Subdivision Ordinance, the Neighborhood Notification process is required.
You may review the proposed plans at the Planning Department, 2000 Main Street, Huntington Beach,
CA, from March 20, 2009 to April 2, 2009 (Minimum 10 days), or contact the Planning Department at
(714) 536-5271. All comments must be submitted to the Planning Department prior to the expiration date
for review of the proposal.
Under the provisions of the Huntington Beach Zoning and Subdivision Ordinance, the action taken by the
Director of Planning becomes final, unless appealed. A person desiring to appeal the decision shall file a
written notice of appeal with the Planning Department within ten calendar days of the date of the
Planning Department's action. The notice of appeal shall include the name and address of the appellant,
the decision being appealed, and the basis for the appeal. A filing fee shall also accompany the notice of
appeal. The appeal fee is $1,287.00 for a single-family dwelling property owner appealing the decision
on his/her own property. The appeal fee is $494.00 for all other appeals. The appeal period starts at the
end of the 10-day review period.

DECLARATION OF COVENANTS, CONDITIONS
AND RESTRICTIONS AFFECTING REAL PROPERTY
This Declaration of Covenants, Conditions and Restrictions is made as of
July 9 , 2009, by John Pett , hereinafter referred to as "Declarant."
WHEREAS, Declarant is the owner of the real property located at 608 Jana Circle in
the City of Huntington Beach (hereinafter referred to as the "Subject Property") more
particularly described as Lot 7 Tract 3950 in the City of Huntington Beach, County of
Orange, State of California; and
Declarant has applied to the City of Huntington Beach (hereinafter referred to as the
"City") for permission to construct a 646 square foot accessory dwelling unit in conjunction
with a existing single family residence on the Subject Property; and
Declarant desires to establish certain covenants, conditions and restrictions which shall
run with the Subject Property for the purpose of enhancing and protecting the value, desirability
and attractiveness of the Subject Property.
NOW THEREFORE, Declarant does hereby certify, agree and declare that the Subject
Property, and each portion thereof, shall be held, used, leased, sold, and conveyed subject to each
and all of the covenants, conditions and restrictions contained herein, each and all of which are
hereby declared to be for the benefit of all the Subject Property and each portion thereof, and
each present and future owner thereof, and Declarant. These covenants, conditions and
restrictions shall run with the Subject Property and each portion thereof, and shall be binding
upon all parties having or acquiring any right, title or interest in the Subject Property or any
portion thereof, and shall inure to the benefit of and bind each Owner thereof and their respective
successors in interest, and are imposed upon the Subject Property and each and every portion
thereof as the dominant tenement or tenements, all of which follows, to wit:

1. That the main dwelling or accessory dwelling unit on the Subject Property will be
owner-occupied, as approved and authorized by the City pursuant to Building Permit No.
C2009-003453 and Administrative Permit No.09-004.
2. That there shall be no changes, alterations, or deletions to the main dwelling and
accessory dwelling unit without the express prior written approval of the City first had and
obtained.
3. That these covenants, conditions and restrictions shall run with the Subject
Property in perpetuity, and shall be binding upon the undersigned Declarant owner, his heirs,
successors, and assigns, and any future owners of the Subject Property and their heirs, successors
and assigns, unless otherwise released by written instrument approved and authorized by the
City.
IN WITNESS WHEREOF, Declarant has executed this instrument on the day and year
first above written.
