Conversion Plans for 705 Jay Circle , Huntington Beach, Ca.
As the property owners of the house and triplex located at 705 Jay Circle , Huntington Beach it is our intention to
convert the four units from apartments to condominiums.

The house which is located in the front of the property was built in 1963 and completely refurbished in November
1987. The single story house consists of 3 bedrooms, 2 bathrooms, a kitchen, a living room a dining room and an
attached 2 car garage, it is approximately 1200 square feet. The house has been a rental property since February
1988 and is currently occupied by 2 tenants.
The three two story apartments located toward the rear of the property were built in November of 1987. Each unit
consists of 2 bedrooms, 2 bathrooms, a kitchen, a living room, a dining room and an attached I car garage. each
unit is approximately 1100 square feet. All 3 apartments have been rental properties since November 1987 and are
currently occupied by 2 tenants per unit.

The properties immediately to the west and north of 705 Jay Cr. are single family residential, the properties to the
south are a mixture of single family residential and multiunit rentals, The properties to the east are zoned
commercial.

The plans we have for all 4 units located at 705 Jay Cr., are to convert them from their present use as rental
properties to single family homes. Unless required to do so by the city, we do not plan to structurally change the
buildings. We do plan on complete refurbishment of all units, including new exterior and interior paint, attractive
landscaping, new roofs, new carpet, new appliances and to assure that all electrical, plumbing, mechanical, and
structural elements of the buildings are in perfect order.

purchase of this "affordable housing" would instill would make the area more attractive for years to come.
