If there are any additional questions you may have regarding the project which is not provided in the narrative below, please contact me ASAP. Corradini Corp. was founded in 1924 in Los Angeles by Ronald A. Corradini's grandfather. It is a nationally known award winning company specializing in the ancient Italian art of terrazzo flooring as well as marble and tile installation for large commercial clients throughout the country. The company has outgrown its current site in Los Angeles, where it has been located since 1938 to present, and hence the purchase of this building in Huntington Beach to facilitate Corradini Corp's. future needs. We are requesting 30% (5,950 sq ft) of office space in a building of 19,959 sq ft for our corporate staff, which includes eleven full time employees. The remaining building space will be utilized as storage for product and materials (9,960 sq ft) as well as sample fabrication packaging (4,049 sq ft). The parking lot has been redesigned and lines repainted to accommodate the redesigned office space. The existing loading dock truck well will be filled to bring grade to the adjacent surfaces. We are not a hazardous waste and substance site per the Planning Department's confirmation on 1 /31 /07. The hours of operation will be 7am - 5pm Monday through Friday. There will be no retail sales and no walk-in customers at this location. 4/11/2007 Page 2 of 2 r Regards, Jessica Jessica Cupp TEALE ARCHITECTURE 2900 Bristol St Bldg A-203 Costa Mesa, CA 92626 phone. 949-975-0123 fax 714-437-5462 Now that's room service! Although this letter mentions that once the entitlement is deemed complete with subsequent reviews from either the Design Review Board, Zoning Administrator, or Planning Commission, this process does not include the Parking Plan Review AKA Initial Plan Zoning Review we submitted which only requires the Director of Plannings approval. Following your complete review of the project, we will be contacted in a week or two with a new letter advising the status of the project. If any of this information is incorrect, please advise.
