Dear Mr. Sassounian:
The Planning Department has reviewed the revised application materials you submitted on July 27, 2000
for conformance with City zoning and submittal requirements. The application has been deemed com-
plete and is scheduled for hearing by the Zoning Administrator on August 23, 2000.
Please note that the proposed lot line adjustment is not consistent with the required findings for approval,
as listed in Section 250.14(B)(3)(d) of the Huntington Beach Zoning and Subdivision Ordinance
(HBZSO) (copy enclosed). The HBZSO allows for the approval of a lot line adjustment, in lieu of a par-
cel map, provided the proposed adjustment does not allow a greater number of dwelling units than al-
lowed prior to the adjustment. Your proposed adjustment would allow up to four dwelling units on Par-
cel "B", based on a maximum permitted density of one unit per 1,900 square-feet of lot area. The current
configuration would allow a maximum of three units. Consequently, the Planning Department cannot
support approval of your request as proposed. You are encouraged to modify your proposed adjustment
so as to maintain an area less than 7,600 square-feet for Parcel "B". Alternatively, you may submit an
application for tentative parcel map approval.

incomplete , pending submittal of the information noted below . Your entitlement request may be
scheduled for consideration by the Zoning Administrator upon receipt of the requested informa-
tion.
APPLICATION SUBMITTAL REQUIREMENTS:
1. A City of Huntington Beach Lot Line Adjustment form revised to address the following is
required (see notes from Public Works Department on copy of submitted form):
a. Each page should identify the assigned Lot Line Adjustment number (LL 00-06) in the
designated space.
b. The name, address and telephone number of record owners of each parcel should be
clearly printed on the first page of the form.
c. The third page of the form should be completed and submitted for review and signature
by the City Engineer.
d. The proposed and existing legal descriptions should be corrected for accuracy.
