(a) The existing structure is a 2-story single family dwelling of 2,046 square feet. 1,006
square feet on the lower floor, 1,040 square feet on the upper floor and a detached garage of
382 square feet.
(b) Mike and Susan Franco are seeking a waiver of development standards. They propose
to build a bedroom and bathroom directly above their existing detached garage. They will
convert the existing upper floor rear bedroom to a study. The new bedroom will provide
added privacy for their young adult daughter.
The existing lot is 2,875 square feet and the coverage is 49% (1,4 11 square feet). The
new bedroom and bath will be built directly over the garage, thereby adding no square feet to
the lot coverage. However, access from the existing upper floor to the new bedroom will
require a catwalk like bridge connecting the two . This bridge structure is 64 square feet
thereby making the proposed project 37.5 square feet over the max. coverage at 51 %.
The architectural style of the addition will compliment and blend into the existing
house . The new addition will match the existing exterior materials of stucco and red tile
roofing . Additional design features that will enhance the structure include precast moldings
around windows and doors and the use of arched doors at the existing front balcony and the
new rear balcony.
(c) The surrounding uses at the north, south, and west of of the project are single family
dwellings. At the east of the project is a parking lot with a I -story commercial building which
fronts Main Street.
(d) This project is for a single family of (5).
