Request for exemption
This property has a Square footage of 7,375 SF. The 50%max. site coverage limitation is
therefore 3,687.5 SF.
We purchased this lot with plans that were in plan check. One of the corrections at that time was
to comply with this limitation. Those plans were 76 SF over allowed coverage. We reduced the
living structure to comply with this.( Rear right corner of the house)
In the spirit of making this project more suitable for the historical district in which it is located,
we made extensive changes to the front of the home. We did this in consultation with an
architectural historian.
To alter the appearance of the front facade to a craftsman type house we broke up the original flat
front of the home. One of the main changes was to add a front porch across the entire front width
of the home.
It was an oversight on our part not to include this in site coverage. We are requesting an
exemption from the site coverage 50% limitation because we believe the changes made to the
front of the house are in keeping with the character of this historical area.-a topic that was
previously under much debate in the neighborhood. The amount we are over is 263.5 SF. And
this is due to the addition of the front porch.
We previously reduced habitable space and have now added non-habitable space which we feel is
important to the integrity of the craftsman style and are therefore requesting an exemption for this
small amount of square footage.
