industrial center.

The Planning Department has completed the review of your application for initial Planning, Zon-
ing & Review submitted March 18, 2003. The comments provided in this letter are limited to
Planning Department review only and are subject to change upon receipt of new information
and/or application for building permits. The conceptual plan should not be construed as a precise
plan reflecting conformance to all Code requirements. Also, please note that additional issues
which may be of concern to other departments are not addressed as a part of this application.
Zoning /General Plan:
The project site is located within the IL-O-CZ-FP2 (Industrial Limited - Oil Production Over-
lay District - Coastal Zone - Flood Plain No. 2) zoning district. The General Plan designation
for the subject property is I-F2-d (Industrial - 0.50 maximum floor area ratio - design over-
lay). Mini-storage facilities and associated caretaker's units are a permitted use under the ap-
plicable zoning and general plan designations. The Oil Production Overlay District and Flood
Plain No. 2 designations do not have implications which are applicable to the proposed pro-
ject. For information pertaining to these designations, please see chapters 220 and 222 of the
Huntington Beach Zoning & Subdivision Ordinance. The General Plan design overlay dis-
trict establishes policies for permitted uses, design and development which are specific to a

designated area (see Table LU-4 of the General Plan.) The proposed project is consistent
with the applicable policies.
Required Permits/Entitlements:
A building permit is required for the proposed project. Please identify the proposed exterior
colors (roof and walls) on elevation drawings to be submitted in conjunction with your build-
ing permit application.
The project is exempt from coastal development permit requirements pursuant to Section
245.08(A) of the Huntington Beach Zoning & Subdivision (HBZSO).
Code Requirements:
Based on the information provided on the submitted application and plans, the proposed project
conforms with the applicable Huntington Beach Zoning and Subdivision Ordinance (HBZSO)
requirements, with the exception of the following:
The patio and fence proposed at the rear (south side) of the caretaker's unit encroaches into
the required minimum drive aisle width (24 feet - HBZSO Sec. 231.18). Removal of the
parallel parking spaces located on the south side of the drive aisle, directly opposite the pro-
posed patio, is not an acceptable means of achieving the required minimum drive aisle width,
since the patio would nevertheless project into the established path of travel.
Copies of the Huntington Beach Zoning and Subdivision Ordinance may be obtained from the
City Clerk's Office or via the City's web site www.ci.huntington-beach.ca.us.
