Dear Sirs, 40 ••' •'••:317A36 As we discussed in our meeting with Howard Zelefsky, Scott Hess and Ron Santos on February 15`h, 2006, we are planning an extensive remodel of the Shipley house located at 829 Main St. We are asking for a waiver of approximately 2.5% of the allowed 50% lot coverage for the following reasons: 1) The proposed remodel accentuates the existing home with new detail, keeps the historic integrity and will be a tremendous addition to one of Huntington's most beautiful and historic neighborhoods. 2) In my discussions with neighbors regarding their sensitivities of "Mansionization" of Main St., they are very supportive of our remodel as we have taken care to design the remodel to fit with it's surroundings. The second floor is setback from the first and the project as a whole will give the property a better balance in the neighborhood. 3) 829 Main will become the primary residence for my Mother, Joyce Hoskinson; we have no plans to sell this home. 4) We have had extensive conversations with our neighbors to the south at 825 Main St., Brian and Barbara Sullivan, regarding building size and window placement. They are enthusiastic supporters of our project and have included a letter of support for your convenience. The northern neighbors, 835 Main St., only have one story so there will be no window conflict. 5) In conversations with our Architect, William Guidero; we have concluded that it would be difficult to cut footage from the plan as it exists, as the overall finished design would be compromised. 6) The home does not lie within a Hazardous Waste or Substance Site.
