NARRATIVE FOR BATISTE RESIDENCE:

a. The proposed project is a new two story residence. The following are Jeep;oposjd •,000000square footages:

b. The application is for Coastal Development Permit since the project is located on
the waterfront in Coral Cay. The application is also for an administrative waiver
for the following reason:
The new garage will be placed exactly on the line of the existing garage. However,
the far right corner of the garage encroaches on the 20' setback. At the tightest point
the garage is setback 18'-11 %2" from the property line. It is important to note that the
far left is more than adequately set back since we have provided a 28'-7 %2" setback
from the property line at this corner. Also note, that the property line is not located at
the line of the sidewalk; therefore, the driveway provided is more than the required
20'.
c. The uses surrounding the property are all residential.
d. This is a single family residence; therefore there is no public usage.
e. The project is not located in a Hazardous Waste site.
