No additional bedrooms are being added, the office is small and opened to the
family/bonus room, which is presently the master bedroom. The new master bedroom
suite will be built over the garage. The existing laundry room will be converted to a
pantry moved to the second floor for convenience. The kitchen will be expanded and
remodeled. The downstairs half bathroom and the upstairs main bathroom will be
remodeled as well.
The exterior will have a new roof line, the wood siding removed and replaced with a rock
facade and a new color stucco coat will be applied to the remainder or the outside.
This is a win/win situation for us, and the city. We get an improved, enlarged home we
can fit into and the city gets an owner occupied home in superior condition, rather than a
rental that really needs work.
I have included a packet with pictures and cover sheets on a few properties on the
adjacent streets that show larger square footages for the homes compared to 309 20th
Street. I cannot comment on the footprint of those properties as I cannot get that
information.
After checking with the city this property is not in a toxic hazardous zone.
