In addition adding a mixed-use overlay suffix (-mu) to the project site. A sample of the clarifying language to both the Local Coastal Program and the General Plan text are attached for review. ZONING AND The property is zoned CV (Commercial Visitor) and within the GENERAL PLAN: Coastal Zone Overlay boundary. The General Plan designation is CV.F2.d (Commercial Visitor w/ .5 Floor Area Ratio & design overlay). SURROUNDING USES: North - Commercial (Restaurants / Retail) East - Residential (Medium Density) South - Commercial (Restaurants / Retail) West - Commercial (Restaurants) ENVIRONMENTAL An Environmental Assessment has been completed and submitted STATUS: along with this request.. LAND USE The proposed project is compatible with existing uses in the area COMPATIBILITY: and will comply with all City compatibility ordinances and regulations. 0 0 SAM'S SEAFOOD SITE Conditional Use Permit / Coastal Development Permit 16278 Pacific Coast Highway Former Sam's Seafood Site To permit the development of a mixed-use project (retail, restaurant and residential) within a Visitor Serving Commercial parcel. The proposal consists of 18,426 square feet of visitor serving commercial and 18,910 square feet of residential uses (16, studio/1 bath units). SAM'S SEAFOOD SITE NARRATIVE: Tentative Tract Map 7/2/07 LOCATION: 16278 Pacific Coast Highway. REQUEST:This application is a request to create a new Tract Map to allow for a single lot subdivision, with a condominium map to allow for 16 airspace residential condominium units with subterranean parking within the main building. In addition, a separate building for retail purposes will be proposed on the site. ZONING AND GENERAL The prope rty is zoned CV (Commercial Visitor) and within the PLAN: Coastal Zone Overlay boundary. The General Plan designation is CV.F2.d (Commercial Visitor w/.5 design overlay). EXISTING USE: The site is currently operating as a restaurant with banquet facilities. The existing structure will be removed with this proposal. PUBLIC Street improvements along Pacific Coast Highway, including street, IMPROVEMENTS: gutter and curb along with necessa ry storm drain improvements PUBLIC AREAS: None proposed. LANDSCAPING: Proposed landscape improvements will be identified on a separate Landscape Plan, a preliminary Landscape Plan will be submitted with the CUP request. RESTRICTIVE Standard condominium CC&R's will be prepared for a 16 unit COVENANTS: residential project with common landscape, access and parking areas. The retail portions of the project will be subject to Common Area Maintenance Charges as part of the individual Lease documents.
